The Hills Shire Council covers most of the region. The Hills Shire has heritage items but few large conservation areas, so most renovation work follows the standard NSW exempt and complying development rules. Why are there cracks in my Hills District home?

A lot of the Hills sits on reactive clay that expands when wet and shrinks in dry spells. That movement shows up as cracks in brickwork, sticking doors and gaps at cornices, especially in older homes or where drainage has changed. Cracks don't automatically mean underpinning. Ask for a qualified structural assessment first, then decide on a repair.

Do I need council approval for a pergola in the Hills?

An open pergola within the NSW exempt development limits usually doesn't, but attaching it to the house, adding a roof, or being on bushfire-prone or flood-affected land can change that. The Hills Shire Council and the NSW Planning Portal can confirm the pathway for your block, and a good builder will ask the same question before quoting.

Can I add a second storey to my brick-veneer home?

Often, yes, but the existing footings, frame and roof need to be assessed first. Some first-floor additions can be done as complying development; others need a development application.
