Foreshore controls apply along Port Hacking and the Georges River, and low-lying areas near Woronora and the river can be flood-affected. Common questions
Do I need council approval for a pergola in the Shire?
An open pergola within the NSW exempt development limits usually doesn't need approval, but attaching it to the house, roofing it, or building on bushfire-prone or foreshore land can change that. Sutherland Shire Council's planning team and the NSW Planning Portal can confirm which rules apply to your block before you order materials.
Is Engadine bushfire-prone?
Large parts of Engadine, Heathcote, Menai and other suburbs beside the national parks are mapped as bushfire-prone land. Building work on mapped land needs a bushfire attack level assessment and may need different materials. It doesn't stop you renovating, but trades need to know before they quote. Check the council map or your Section 10.7 certificate.
What does the salt air do to a Cronulla home?
It corrodes metal, from gutters and roofing screws to window frames and balustrades, faster than inland. Ask trades about marine-grade fixings, coastal-rated gutters and roofing, and powder-coated or anodised aluminium windows. Good local trades plan for salt without being asked.
Can I fill in my old pool?
Yes, but there are two routes: partial removal with the shell broken up and backfilled, or full removal. Each has different rules for drainage, compaction and what you can build there later.
