Homes in South West Sydney
Liverpool, Casula and the older parts of Campbelltown were largely built from the 1960s to the 1980s with brick-veneer and fibro family homes, many now extended, rebuilt as duplexes or fitted with granny flats. Camden has a historic town centre with older cottages, while Narellan, Oran Park, Gregory Hills, Leppington and Edmondson Park are new estates built over the past 15 years, mostly project homes on compact blocks. Liverpool's centre has added many apartments. Almost the whole region sits on Cumberland Plain clay, which swells and shrinks with the weather and affects footings, slabs, driveways and paving.
Councils and approvals
Liverpool City Council covers Liverpool, Casula, Moorebank and the south-west growth areas. Campbelltown City Council covers Campbelltown, Macarthur and Ingleburn. Camden Council covers Camden, Narellan, Oran Park and Gregory Hills, and Fairfield City Council covers the northern edge. The Georges River main floodplain runs through Liverpool and Chipping Norton, and the Nepean River and its creeks affect Camden, so flood controls apply to a fair amount of land here. Bushland edges around Holsworthy, Wedderburn and the Scenic Hills are bushfire-prone. New estates often have design guidelines on top of council rules. Check your Section 10.7 certificate.
Jobs South West homeowners ask for most
Bathroom renovations lead the list in both Liverpool and Campbelltown, where many 1970s and 80s homes still have their original bathrooms. Roof painting and roof restoration are unusually popular, giving older tiled roofs a new life. Fence installation, concrete driveways and carport builders are steady requests, and pergola builders and deck builders are busy in the new estates where outdoor areas were left unfinished. Kitchen renovations, home extensions and retaining walls follow. Cracking from clay movement brings questions about underpinning.

Common questions
Is my Liverpool or Chipping Norton home flood-prone?
The main Georges River floodplain runs between Glenfield and East Hills, taking in parts of Liverpool, Chipping Norton, Moorebank and Casula, and the Nepean affects parts of Camden. Councils publish flood studies, and a Section 10.7 certificate lists flood constraints for your address. Flood rules can set floor levels for extensions and granny flats, so check before you design anything.
Why is my new-estate home cracking already?
Most of South West Sydney sits on reactive clay, and new homes can crack as the ground settles and the first few wet and dry seasons do their work. Minor cracking can be normal, but wide, growing or stepped cracks deserve a qualified structural assessment. Check your builder's warranty period first, and keep drainage and garden watering consistent around the slab.
Do I need approval for a carport in Campbelltown?
A freestanding carport within the NSW exempt development limits may not need approval, but size, height, position near the boundary, bushfire-prone land and flood-affected land all matter. New estates often add their own design rules. Campbelltown, Liverpool and Camden councils and the NSW Planning Portal can confirm the pathway before you buy a kit.
Can I paint my roof instead of replacing it?
If the tiles or metal are in sound condition, a roof painting or restoration can extend the life of the roof and lift the look of the house. If tiles are crumbling or the roof leaks in several places, painting won't fix that. Ask for a condition report and an itemised scope so you can see what repairs come before the coating.
