Quick answer

In Castle Hill houses, timber flooring is usually laid over a concrete slab or an existing timber subfloor, so the installer should test moisture and flatness before you order boards. In apartments near Castle Hill station, new hard floors are a minor renovation under NSW strata law and need owners corporation approval, often with an acoustic rating for the underlay.

Castle Hill homes and what is under the floor

Castle Hill grew fast from the 1960s to the 1990s. Many homes are brick veneer on a concrete slab, while older and sloping blocks often have suspended timber floors on brick piers. Plenty of two-storey homes from the 1980s and 90s have tiled living areas, carpeted bedrooms and a carpeted staircase. Since the Metro opened, apartments have grown around Castle Hill and Showground stations. The Hills Shire Council covers Castle Hill, but laying a floor inside your home does not need council approval.

Slabs, clay soil and subfloors

Much of Castle Hill sits on clay soils that swell when wet and shrink in dry spells. That movement can show up as hairline cracks in slabs. Most are cosmetic, but your installer should check for cracks, high spots and moisture before laying anything. A slab that is damp or out of level needs to be dealt with first, or the floor can cup, gap or creak later.

On suspended timber floors, check the subfloor for good airflow, rotten bearers and termite damage while the old floor is up. Termites are active across Sydney, so it is a good time to ask about termite protection.

  • Taking up old tiles is noisy and dusty, and adhesive may need grinding off. Ask whether removal is in the quote.
  • New floors change heights at doors, kitchen kickboards and the first stair. Ask how the installer will handle trims and transitions.
  • Large open-plan areas in project homes need expansion gaps, so ask how the installer will deal with long runs.
  • Follow the maker's advice on letting boards adjust to the room before laying.

Apartments near Castle Hill and Showground stations

In a strata apartment, installing or replacing timber or other hard floors is a minor renovation under section 110 of the Strata Schemes Management Act 2015. You need approval from the owners corporation by resolution at a general meeting, and it can set reasonable conditions. Many buildings have a by-law that sets an acoustic rating for hard floors, so the unit below doesn't hear every footstep.

Get strata approval before you buy flooring. Ask your strata manager for the flooring by-law, the acoustic rating required, and any rules on working hours, lift protection and parking for trades.

Common questions

Can timber flooring go over tiles in my Castle Hill home?

Sometimes. Some engineered and hybrid floors can float over sound, flat tiles, but the extra height can cause problems at doors, kitchens and stairs. Loose or drummy tiles must come up. Many installers prefer to remove old tiles for a better result. Ask each installer to explain their method and include removal in the quote if needed.

Do I need strata approval for timber floors in a Castle Hill apartment?

Yes. Under NSW strata law, installing hard floors is a minor renovation that needs owners corporation approval at a general meeting. Your building may also have a by-law setting an acoustic rating for the floor and underlay. Get the rules from your strata manager before you choose a product.

My slab has cracks. Can I still lay timber?

Usually, yes, if the cracks are fine and the slab is stable, flat and dry. The installer should check the cracks, test moisture and level the slab where needed. Wide or growing cracks, or doors that suddenly stick, should be checked by a structural engineer first, because clay soils in the Hills can move.

Should I check for termites when the old floor comes up?

It is a good idea. Lifting old boards or carpet on a timber subfloor is a rare chance to see bearers, joists and the subfloor space. If you see mud tubes or damaged timber, get a licensed pest inspector in before the new floor goes down.
