Popular jobs in the Northern Beaches

Homes on the Northern Beaches

Older beach suburbs like Manly, Dee Why and Collaroy have interwar brick homes, post-war fibro and weatherboard cottages and plenty of red-brick walk-up apartment blocks from the 1960s and 70s. Further north, Mona Vale, Newport and Avalon have weatherboard and timber homes on steep, bushy blocks, plus newer builds and knock-down rebuilds. Frenchs Forest, Belrose and Terrey Hills are mostly 1960s to 80s brick-veneer family homes on larger blocks. Salt air, wind-driven rain and sea mist keep bathrooms and roofs damp and corrode metal, while the bushland suburbs deal with leaf litter, shade and fire risk.

Council and approvals

One council, Northern Beaches Council, covers the whole region, formed from the former Manly, Warringah and Pittwater councils. Its Bush Fire Prone Land Map, certified in 2020, covers much of Frenchs Forest, Belrose, Terrey Hills and the bushy edges of Avalon, Bilgola and Newport, and building work on that land must meet extra standards. Coastal and estuary properties around Collaroy, Narrabeen Lagoon and Pittwater can be affected by coastal hazard and flood controls. The council's online mapping tool or a Section 10.7 certificate shows exactly what applies to your block.

Jobs Northern Beaches homeowners ask for most

Bathroom renovations are the top request, often with better ventilation to beat the mould that coastal moisture brings. Roof restoration and gutter replacement are close behind, as salt eats into gutters, screws and flashings faster than inland. Home extensions and deck builders are busy with families making the most of outdoor space. Window replacement, retaining walls on sloping blocks and cladding installation on tired fibro and weatherboard homes are also common. Steep driveways and narrow access in Avalon and Newport need to be mentioned when you describe the job.

Common questions

Is my Northern Beaches property bushfire-prone?

Check the Northern Beaches Council Bush Fire Prone Land Map online, or order a Section 10.7 certificate for your address. If your land is mapped, extensions, decks and some other works need a bushfire attack level assessment and construction to match. Trades need to know this before they quote.

Do I need approval for a deck or pergola near the beach?

A small, low deck or open pergola can be exempt development under NSW rules if it meets every condition, but bushfire-prone land, coastal hazard areas and some heritage items can change that. Northern Beaches Council's planning team and the NSW Planning Portal can confirm which pathway applies before you spend money on materials.

Why does my bathroom keep getting mould?

Coastal air is humid most of the year, and older bathrooms often have a small window and no exhaust fan, or one that vents into the ceiling space. A renovation gives you the chance to add a proper ducted exhaust fan, better sealing and tile and paint choices that cope with moisture. Mention mould when you describe the job.

What materials last longest in salt air?

Ask for marine-grade stainless steel fixings, powder-coated or anodised aluminium, and gutter and roofing products rated for coastal exposure. Timber needs a good coating and regular maintenance. Local trades who work along the beaches deal with this every day and will steer you towards what holds up.
