Bathrooms, laundries and kitchens from the 1960s to 80s

Baulkham Hills was the shire's old administrative centre, and urban streets spread across its hills from the 1960s. That makes its houses older than most in Castle Hill and far older than Kellyville's. Many are single-storey brick veneer or double brick, with original bathrooms, laundries and kitchens. Bathroom renovations are one of the most common requests here.

  • Older bathrooms often have tiles over render or fibre cement with no modern membrane. A rebuild to AS 3740 is usually the long-term fix. See bathroom renovations and bathroom waterproofing.
  • Homes built before the mid-1980s may contain asbestos in eaves, wet-area linings or fences. Have it tested before demolition.
  • Laundry renovations are often done at the same time to share the plumbing work.

Council boundaries and the bushland edge

The Hills Shire Council covers almost all of Baulkham Hills. A small section south of the Hills Motorway and Windsor Road intersection is in the City of Parramatta, which has different planning controls. In 2018, northern parts of the old suburb became part of Norwest and Bella Vista, so an older address may now sit in a different suburb.

Bidjigal Reserve, once called Excelsior Reserve, runs through the bushland gullies on the suburb's eastern side. Homes backing onto it may be on the Bush Fire Prone Land Map, which adds BAL requirements to decks, additions and some pergolas. Creek-side lots can also have flood or riparian controls. Check The Hills Shire's property mapping or a Section 10.7 certificate.

Slopes, clay and outdoor living

Baulkham Hills lives up to its name. Blocks often slope, with cut-and-fill pads, steep driveways and brick retaining walls from the original build that are now leaning. The ground on the ridges is mostly shale-derived clay that moves with the seasons.

Older pergolas and decks are often treated pine on footings that have since moved with the clay. If yours is sagging, rotting at the posts or pulling away from the house, replacement is usually safer than patching. Ask quoting trades whether the new structure is exempt, needs a complying development certificate, or sits on bushfire-prone land near the reserve, as that changes materials and paperwork.

Common questions

How much does a bathroom renovation cost in Baulkham Hills?

We don't publish suburb price lists, because size, layout changes and finishes drive the price far more than the postcode. Our Sydney bathroom renovation cost guide sets out dated, sourced ranges. For a firm number, describe your bathroom once and vetted trades from our crew who cover Baulkham Hills can quote.

Do I need approval to replace a retaining wall in Baulkham Hills?

It depends on height, location and what the wall holds up. Low walls that meet strict NSW exempt conditions may not need approval. Taller walls, walls on a boundary or walls supporting a neighbour's land usually need engineering and approval. On sloping Hills blocks, ask The Hills Shire or a certifier before demolishing the old wall.

Is there asbestos in my Baulkham Hills home?

If it was built or renovated before the mid-1980s, it may have asbestos cement sheeting in eaves, bathroom walls, laundries or fences. You can't tell by looking. Have a sample tested before drilling or demolition, and use a licensed removalist for anything beyond small amounts. Tell quoting trades what you know.
