Newer homes, smaller yards and outdoor living
Kellyville stayed semi-rural until the 1960s to 80s, when about 900 homes went up around Acres Road. Most of what you see now are project homes on estates built from the late 1990s, many on lots where the house fills most of the block. Those homes rarely need structural work, but owners want more from a small yard.
- Deck builders work around sewer and drainage easements. Our deck planning checklist helps you brief them.
- Pergola builders and carport builders are limited by setbacks and estate design rules.
- Many estates have covenants on the title about fences, materials or outbuildings. Check yours before you get quotes.
Recycled water, creeks and clay
Much of Kellyville is on Sydney Water's Rouse Hill recycled water scheme. These homes have two supplies: drinking water, and recycled water in purple pipes for toilets, gardens and washing cars. Any plumber working on a bathroom, laundry or garden tap needs to know which is which, because a cross-connection is a serious health risk. Tell trades your home has recycled water when you describe the job.
Cattai Creek and Caddies Creek run through the area, and many estates back onto creek reserves. Flood behaviour here is modelled in the 2014 Rouse Hill Flood Study commissioned by Sydney Water, and creek-side lots may be flood-controlled. The ground is Cumberland Plain clay, so drainage around new slabs and paving matters.
Growth around Kellyville station
Kellyville station opened on the Metro North West line in 2019. The NSW Government has since finalised the Bella Vista and Kellyville TOD rezoning, with capacity for about 4,600 new homes and 3,800 jobs across the precinct. Near the station, expect more apartments and townhouses and more construction traffic. For houses outside the precinct, The Hills Shire's usual controls apply, and much small outdoor work can follow the NSW exempt or complying development rules.
Inside, newer Kellyville homes tend to need different work from older Hills houses. Common requests are custom joinery for built-in wardrobes, media units and study nooks, and storage in garages. Owners who bought off the plan also ask for fence installation and side gates, and for driveway extensions. If your home is less than six years old and you notice cracking, leaks or drainage problems, check whether the builder's statutory warranty still applies before paying for repairs. Our guide to home warranty insurance in NSW explains how cover works.

Common questions
Do I need approval for a deck in Kellyville?
Many small, low decks are exempt development if they meet every NSW condition, including size, height and setbacks. Newer Kellyville lots often have sewer or drainage easements and title covenants that change the answer. Check your title and The Hills Shire's mapping, and read our deck approval guide and deck building cost guide.
What are the purple pipes in Kellyville homes?
They carry recycled water from Sydney Water's Rouse Hill scheme. It's for toilets, gardens and washing cars, not drinking or showering. Homes on the scheme have two separate supplies and meters, and plumbers must keep them apart. If you add a bathroom, laundry or outdoor tap, make sure your plumber knows which supply each fixture should use.
Can I build a pergola on a small Kellyville block?
Often, but setbacks, site coverage and easements limit where it can go. An open pergola within the exempt limits may not need approval. A roofed patio attached to the house, or one close to a boundary, may need a complying development certificate. Our pergola approval guide explains the pathways.
