In the Hills District, the most common custom joinery jobs are walk-in and built-in wardrobes, butler's pantries, home offices, media units and laundry storage. Joinery inside a house does not need council approval, but in NSW work worth more than $5,000 including GST needs a licensed contractor and a written contract.
Hills homes and the joinery they need
Castle Hill and Baulkham Hills homes from the 1970s to the 1990s often still have their original robes, laminate cupboards and a closed-in laundry. Kellyville, Rouse Hill, The Ponds and Box Hill are mostly newer project homes with walk-in robes, butler's pantries and media rooms that came with basic internals. Dural and Kenthurst homes on acreage often want mudrooms, garage storage and big walk-ins.
| Home type | Common request | Planning note |
|---|---|---|
| 1970s–90s brick veneer: Castle Hill, Baulkham Hills | Replace mirrored sliders, new robe internals, laundry | Walls may not be square; check for cracks first |
| Newer estates: Kellyville, Rouse Hill, The Ponds, Box Hill | Upgrade walk-in robes, butler's pantry, media unit, study nook | Check power and data for desks and screens |
| Acreage: Dural, Glenhaven, Kenthurst | Mudroom, garage storage, large walk-ins | Longer travel and delivery times |
| Apartments near Metro stations | Built-in robes, compact storage | Strata rules on hours, lifts and parking |
Broad patterns only.
Clay soils, cracks and a good fit
Much of the Hills sits on reactive clay that swells and shrinks with the seasons. In some homes that shows up as cracks in cornices, sticking doors or walls slightly out of plumb. Custom joinery can be scribed to fit uneven walls, but it helps to know whether the movement is still happening.
- If cracks are new or growing, get them checked before fitting full-height joinery.
- Ask the joiner to allow for small movement with scribes and trims rather than tight joins.
- Use moisture-resistant board in laundries, mudrooms and anywhere near plumbing.
If your home is only a few years old, check whether the builder's statutory warranty still applies before changing original fixtures. NSW gives 6 years for major defects and 2 years for other defects.
Approvals, strata and licences
The Hills Shire Council covers most of the region, with Dural shared with Hornsby Shire, parts of Rouse Hill in Blacktown City and North Rocks in the City of Parramatta. Joinery inside a house is internal work and does not need council approval.
Apartments near Castle Hill, Norwest and Rouse Hill stations are different. Under NSW strata law, installing or replacing built-in wardrobes is cosmetic work that does not need owners corporation approval, while renovating a kitchen is a minor renovation that does. Your by-laws may set hours, lift protection and parking rules.
In NSW, joinery work worth more than $5,000 including GST needs a licensed contractor and a written contract, and the deposit can be no more than 10%. Check any licence on the NSW Government's licence check at verify.licence.nsw.gov.au.
What to tell the crew when you ask for quotes
List each room, with rough sizes and photos. Say what you need to store, how you use the space, and any finishes you like. Mention power points, lighting and data cables for studies and media units. Note access: garage entry, stairs and parking in narrow estate streets.
Our built-in wardrobes cost guide and carpenter rates in Sydney help you compare quotes, and laundry renovation ideas covers storage. Common questions
Do I need council approval for custom joinery in the Hills?
Not for joinery inside a house, such as wardrobes, pantries, studies and media units. If the work is part of a bigger renovation that changes walls or adds rooms, that work may need approval. In an apartment, check your strata by-laws, as a kitchen refit is a minor renovation that needs approval.
Can a joiner upgrade the inside of my builder-standard walk-in robe?
Yes. Many Hills homeowners keep the robe space and replace the basic shelf and rail with drawers, shoe racks, double hanging and lighting. A joiner will measure the space and draw up a layout for you to approve. It is often a quicker job than a full new robe.
How long does custom joinery take?
Most of the time goes into design, sign-off and making it in the workshop. Installing a robe or media unit is often a day or two. Bigger jobs like a butler's pantry take longer. Ask each joiner for their lead time from final drawings to installation.
My walls have cracks. Is that a problem for joinery?
Fine cracks in cornices are common in Hills homes on reactive clay and don't always stop joinery going in. New or growing cracks, or doors that suddenly stick, should be checked first. A good joiner will scribe the joinery to the walls and leave room for small movement.
