Tilers in the Hills District

Hills District homes give tilers big floors and big outdoor areas: open-plan living rooms in large-format tiles, alfresco areas and pool surrounds, and 1980s and 90s ensuites in Castle Hill and Baulkham Hills ready for a refresh. Reactive clay under much of the Hills adds a twist. Here is what to know before you ask for quotes.

Quick answer

Tilers in Castle Hill and the Hills District are often asked to lay large-format floor tiles, tile alfresco areas and pool surrounds, and repair or replace cracked and drummy tiles in older ensuites. Clay soils make flat substrates and movement joints important, and in NSW tiling or waterproofing over $5,000 including GST needs a licensed contractor.

What Hills District homes need from a tiler

Big open-plan living areas in Kellyville, Rouse Hill, Castle Hill and Bella Vista are often tiled in large-format porcelain, such as 600 x 1200 mm. Large tiles show every dip in the slab, so floor levelling and careful preparation matter as much as the laying. Ask how the tiler will check flatness and handle lippage between tiles.

Outdoor living is a big part of Hills homes. Alfresco areas, pool surrounds, coping and front porches need slip-resistant tiles, falls that carry water away from the house and adhesives and grouts suited to sun and rain. Pool surrounds also need care around the pool fence and gate.

In Castle Hill, Baulkham Hills and West Pennant Hills, two-storey homes from the 1980s and 90s often have original ensuites and main bathrooms with tired grout, cracked tiles and shower bases that have started to leak into the ceiling below. Regrouting helps only if the membrane is sound.

Much of the Hills sits on reactive Cumberland Plain clay that swells and shrinks with the seasons. Slab movement can crack tiles along a line, and tiled floors laid without movement joints can tent or go drummy. Tiling standards call for movement joints at perimeters and at intervals across large areas.

Councils, warranties and licences

The Hills Shire Council covers most of the region. Dural is shared with Hornsby Shire Council, and Rouse Hill crosses into Blacktown City Council. Retiling inside a house doesn't need council approval. New paving or structures around a pool, and work on the bushfire-prone edges near Dural and Kenthurst, may need checking.

If your home is less than six years old and tiles have cracked or a shower leaks, check whether it's a builder's defect. NSW statutory warranties run for six years for major defects and two years for other defects.

In NSW, tiling worth more than $5,000 in labour and materials, including GST, needs a contractor licence in the wall and floor tiling class, and waterproofing is its own licence class following the same $5,000 rule. Ask who installs the membrane and to which standard, and check licences on the NSW Government licence check.

What to tell the crew when you ask for quotes

Give approximate square metres for each area, the tile size if you've chosen it, and what's there now. Say whether the area is inside, alfresco, a pool surround or a bathroom, and mention cracks, drummy tiles or leaks into ceilings below. Note if the house is single or two-storey and how materials get to the area.

We don't publish local prices. Our tiling cost per m² guide shows what Sydney tilers charge, and the main tilers page has a scope checklist. For other jobs, see trades in the Hills District. When you're ready, describe the job to MyTradeCrew and we'll send it to up to three vetted local trades from our crew, who quote you directly.

Common questions

Can I get a tiler in Castle Hill?

Yes. MyTradeCrew sends your job to vetted tilers from our crew who cover your postcode, including Castle Hill, Baulkham Hills, Kellyville, Rouse Hill and Dural. They quote you directly. Include the area, the tile and what's there now, so each quote covers the same scope and is easy to compare.

Why are the tiles in my Hills home cracking?

Common causes are slab movement on reactive clay, tiles laid without enough movement joints, poor adhesive coverage and heavy point loads. Cracks running in a straight line often follow a crack in the slab. A tiler can replace the tiles, but if the cracks keep growing, ask for a structural check first.

Can I tile over my old alfresco tiles?

Sometimes, if the old tiles are firmly bonded, flat and the falls already drain properly, and the extra height works at doors. Drummy or cracked tiles, or an area that holds water, should be removed first. Our tile over tiles guide explains when it works and when it doesn't.

Does a tiler need a licence in the Hills District?

Yes, for residential tiling worth more than $5,000 including GST, in the wall and floor tiling class. Waterproofing is a separate licence class with the same $5,000 threshold. Check the licence and class on the NSW Government licence check and get a written contract for any job over $5,000.
