In the Hills District, a roof restoration on an older brick-veneer home usually means replacing broken tiles, rebedding and repointing ridges, cleaning and, if wanted, coating the tiles. Homes in newer estates such as Kellyville and Rouse Hill usually need repairs rather than a full restoration, and some may still be within the builder's statutory warranty period.
Which Hills roofs need restoring
Castle Hill and Baulkham Hills grew fast from the 1960s to the 1990s. Many of those homes have concrete or terracotta tile roofs that are now 30 to 50 years old. Typical signs are faded, porous tiles, lichen, cracked ridge mortar and broken tiles near antennas, skylights and solar panels. Kellyville, Rouse Hill and The Ponds are mostly built from the late 1990s on, so roofs there are younger. Dural, Glenhaven and Kenthurst have big roofs on acreage, often surrounded by trees.
| Home type | Roof age | Likely scope |
|---|---|---|
| 1970s–90s brick veneer: Castle Hill, Baulkham Hills, West Pennant Hills | About 30–50 years | Full restoration: tiles, ridges, valleys, optional coating |
| Late 1990s onward estates: Kellyville, Rouse Hill, The Ponds | Under about 25 years | Targeted repairs, ridge checks, warranty questions on newer homes |
| Semi-rural: Dural, Glenhaven, Kenthurst | Mixed | Large roofs, leaf litter, bushfire preparation |
Broad patterns only. Ask for a written roof report before you agree to a scope.
Leaves, heat and solar panels
Big gardens and bushland reserves mean leaves, bark and gumnuts collect in valleys and gutters. When valleys block, water backs up under the tiles, which is a common cause of leaks in Hills homes. Ask for valleys to be cleared and checked as part of the job, and think about pairing the work with gutter cleaning in the Hills.
Summer is hotter here than near the coast, which is hard on coatings and ridge pointing. Many Hills roofs also carry solar panels. Work under or around panels may mean having them lifted and refitted, and that should be done by a licensed electrician, ideally one who knows your system. Ask whether this is in the quote or a separate cost.
- Two-storey homes need proper edge protection or scaffolding under SafeWork NSW rules on working at heights.
- Ask how the roofer will protect your solar panels, skylights and gutters during cleaning.
Councils, trees and bushfire-prone land
The Hills Shire Council covers most of the region. Dural is shared with Hornsby Shire Council, parts of Rouse Hill fall within Blacktown City Council, and North Rocks sits with the City of Parramatta. A like-for-like roof restoration rarely needs council approval, but the bushland edges around Dural, Glenhaven, Kenthurst and Glenorie are mapped as bushfire-prone. That makes it worth closing ember gaps and using non-combustible gutter guard while the roofer is up there.
Check before you prune. The Hills Shire Council requires consent to prune a tree by more than 10%, and fines for unapproved tree work can be very large. Ask council before cutting back branches over the roof.
What to tell the crew when you ask for quotes
Say whether the roof is concrete tile, terracotta or metal, roughly when the house was built and whether it is single or two storey. Mention leaks, solar panels, skylights, and trees over the roof. If your home is less than about seven years old, say so, because a defect may fall under the builder's statutory warranty. NSW gives 6 years for major defects and 2 years for other defects.

Common questions
Does my 1980s Castle Hill roof need a full restoration?
Not always. Some roofs only need broken tiles replaced and ridges repointed. Others have widespread cracking, porous tiles and leaks, which is when a full restoration makes sense. Ask for a written report with photos, and ask each roofer to price the repairs on their own as well as the full job, so you can compare.
What happens to my solar panels during a roof restoration?
If the roofer needs to work under them, the panels are usually disconnected, lifted, stored safely and refitted. Disconnecting and reconnecting must be done by a licensed electrician. Ask who does this, whether it is included, and whether lifting the panels affects your solar warranty.
Can I cut back trees overhanging my Hills roof?
Check with council first. The Hills Shire Council requires consent to prune a tree by more than 10%, and to remove trees that are not exempt. Unapproved tree work can bring very large fines. In bushfire-prone areas, the NSW RFS 10/50 tool may allow some clearing near your home, so check it as well.
My house is in Kellyville and only a few years old. Who fixes roof leaks?
If the home is new, contact the builder first. NSW statutory warranties cover major defects for 6 years and other defects for 2 years from completion. If the builder can't be found or has stopped trading, Home Building Compensation cover may apply. For older homes or damage from storms, a roofer from our crew can quote the repair.
