As of October 2026, a full tiled re-roof in Sydney typically costs about $16,100 to $34,500 for a single-storey house and up to about $46,000 for two storeys, according to What's The Damage. Colorbond re-roofing costs about $92 to $205 per m² installed, and converting a typical home from tiles to Colorbond about $20,000 to $35,000. Removing an asbestos cement roof can add about $5,750 to $18,400.
- Sydney tiled re-roof (What's The Damage, October 2026): about $16,100 to $34,500 single storey and $17,250 to $46,000 two storey.
- Colorbond re-roofing in Sydney costs about $92 to $205 per m² (What's The Damage); Bark's February 2026 national guide gives $100 to $180 per m².
- Asbestos cement roof removal adds about $5,750 to $18,400 per job, and removing more than 10m² of bonded asbestos needs a Class B licensed removalist.
- Restoration usually suits a sound roof with surface wear. Widespread leaks, a sagging frame, failed sarking or asbestos sheeting point to replacement.
- A re-roof almost always costs more than $20,000, so the contractor must provide Home Building Compensation cover before taking any money.

Bark's national guide (February 2026) gives similar whole-house figures: about $15,000 to $25,000 for a small single-storey home and $25,000 to $45,000 for an average home. Large or complex roofs can pass $60,000. Bark lists removal and disposal of the old roof at about $2,000 to $8,000.
What's The Damage includes one worked example: a 180m², two-storey Marrickville tile-to-Colorbond conversion priced at about $37,500, including gutters, fascia and scaffolding.
What does a re-roof cost per m²?
Most roofers measure the roof and price per square metre. The two sources below agree on the general order: metal and concrete tiles at the lower end, terracotta in the middle and slate at the top.
| Material | What's The Damage, Sydney (Oct 2026) | Bark, national (Feb 2026) |
|---|---|---|
| Colorbond | $92 to $205 (typical $140) | $100 to $180 |
| Concrete tile | Tile re-roof incl. strip-off: $115 to $255 | $80 to $140 |
| Terracotta tile (incl. strip-off) | $150 to $300 (typical $220) | $120 to $200 |
| Natural slate (incl. strip-off) | $255 to $630 (typical $380) | $200 to $400+ |
The Sydney figures run higher than the national ones. Use the Sydney ranges for a Sydney budget.
For Colorbond, What's The Damage breaks prices down by sheet profile: corrugated about $95 to $150 per m², Trimdek $110 to $170, Klip-Lok $130 to $200 and standing seam $160 to $260.
Tile or Colorbond: which re-roof should you choose?
Many Sydney owners replace old concrete or terracotta tiles with Colorbond, but like-for-like tiles also make sense, especially in heritage streets.
- Cost: a like-for-like Colorbond re-roof starts at about the same price as a tile re-roof. Converting from tiles costs more because the old tiles must come off (about $30 to $50 per m²) and battens may need work.
- Coast: homes in coastal and harbour salt zones usually need a marine-grade product, which What's The Damage says adds about $25 to $45 per m².
- Heritage: changing roof material or colour in a heritage conservation area may need council approval. What's The Damage notes heritage controls are common in inner suburbs.
- Bushfire-prone land: in parts of the Hills, Hornsby, the Northern Beaches and Sutherland Shire, ask your roofer which products and details suit the property's bushfire rating.
- Extras: sarking (a reflective blanket under the roof), insulation, new gutters and fascia can be added while the roof is open. What's The Damage's example lists sarking at $1,900 and gutters and fascia at $3,400.
How much more does it cost to replace an asbestos roof?
An asbestos cement roof costs much more to replace because a licensed removalist must take it off safely first. What's The Damage puts asbestos roof removal at about $5,750 to $18,400 on top of the new roof. It also lists licensed asbestos cement removal on its own at about $57 to $150 per m², while another part of the same page cites $30 to $60 per m², so get a firm quote.
Asbestos NSW says a homeowner may remove less than 10m² of bonded (non-friable) asbestos. SafeWork NSW requires a Class B asbestos removal licence for more than 10m², which covers almost any roof. Licensed removalists must notify SafeWork NSW before the work starts.
Do not cut, drill, sand or water-blast a roof you think might contain asbestos. Homes built or renovated before about 1990 can have asbestos cement roofing, eaves or flues. A test from an accredited lab (What's The Damage lists about $300 to $500) settles the question.
Should you restore or replace your roof?
Restore if the frame is solid and the damage is on the surface. Replace if the roof is failing in many places. What's The Damage suggests restoration when fewer than about 15 per cent of tiles are missing, and replacement when the frame sags, leaks are widespread, the sarking has failed or the roof is asbestos sheeting.
| What the roofer finds | Restore | Replace |
|---|---|---|
| Faded or mossy tiles, worn ridge pointing | Usually | Rarely needed |
| A few cracked tiles, one or two leaks | Usually | Rarely needed |
| Many broken or porous tiles (more than about 15%) | Less likely | Often |
| Widespread leaks or failed sarking | Unlikely | Usually |
| Sagging roof frame | No | Yes, with structural repairs |
| Asbestos cement sheeting | No | Yes, by licensed removalists |
| Metal roof with widespread rust holes | Unlikely | Usually |
Based on What's The Damage Sydney roof restoration guidance, October 2026. A roofer's inspection decides.
A Sydney restoration costs about $4,600 to $12,650 for a standard tiled home, and What's The Damage says it can add 10 to 15 years. See our roof restoration cost guide for prices, and our guide on what to ask at a restoration or replacement inspection.
What else adds to the cost of a new roof?
- Size and pitch: steeper and more complex roofs take longer and need more safety gear.
- Storeys and access: two-storey homes and tight sites often need scaffolding.
- Strip-off and disposal: the old roof must be removed and taken away.
- Battens and timber: rotten or undersized timbers found once the roof is open add cost.
- Solar panels: removing and refitting a system costs about $700 to $2,000 (What's The Damage).
- Gutters, fascia, skylights and whirlybirds: replacing these at the same time is often cheaper than later.
Ask each roofer to list these items separately so you can compare quotes fairly.
What happens during a roof replacement?
A re-roof follows the same basic steps whatever the material. Knowing them helps you check that each quote covers the whole job.
- Inspection and measure: the roofer checks the roof, roof space, timbers and gutters, and tests for asbestos if the roof might contain it.
- Written quote and contract: materials, profile and colour, what happens to the old roof, and the warranty.
- Safety set-up: scaffolding or edge protection goes up, especially on two-storey homes.
- Strip-off: the old tiles or sheets come off and are taken away. Asbestos sheeting must be removed by a licensed removalist first.
- Repairs to the frame: rotten or damaged battens and timbers are replaced.
- New sarking or insulation if included, then the new tiles or sheets, flashings, ridge capping and any gutters.
- Clean-up and handover: ask for photos, product warranty details and the final invoice before the last payment.
Plan for wet weather. A good roofer will explain how the house will be kept dry if rain arrives while the roof is open.
Do you need council approval or a licence to replace a roof in NSW?
Often not for approval, but always check. What's The Damage says a like-for-like replacement is usually exempt development with no DA needed. Changing the material, the roof pitch, or the colour in a heritage conservation area may need approval. In a strata scheme, the roof is usually common property, so talk to the owners corporation first.
Licences: new tiles, bedding and battens are roof tiling work, and metal roofs and gutters are roof plumbing work. In NSW, a contractor licence is needed for residential building and trade work worth more than $5,000 including GST (labour and materials). Check the licence on the NSW Government licence check (verify.licence.nsw.gov.au) and make sure the name matches the business on your quote.
Jobs over $5,000 including GST need a written contract. The deposit can be no more than 10 per cent. For work over $20,000, the contractor must take out Home Building Compensation cover before taking any money, and you get a five clear business day cooling-off period. A whole-roof replacement almost always costs more than $20,000, so ask for the certificate before paying a deposit.
NSW law gives statutory warranties of 6 years for major defects and 2 years for other defects.

Frequently asked questions
How long does a roof replacement take?
What's The Damage says a like-for-like Colorbond re-roof on a typical Sydney home takes about two to three days. Tile roofs, two-storey homes, asbestos removal and timber repairs can add time, and wet weather can cause delays. Ask your roofer for a start date, a time estimate and how they will protect the home if rain comes in mid-job.
Is it cheaper to restore or replace a roof?
Restoring is usually much cheaper if the roof is sound. What's The Damage (October 2026) puts a standard Sydney restoration at about $4,600 to $12,650, while a full re-roof starts at about $16,100. Restoration is only good value when the frame, sarking and most tiles are in good condition. A roofer's inspection decides which suits your roof.
Does home insurance pay for a new roof?
Only if an insured event, such as a storm, hail or fallen tree, caused the damage. Finder (April 2026) says damage from gradual wear and tear, poor maintenance or defects is generally not covered. If your roof is old and failing, you will usually pay for replacement yourself. Check your policy and talk to your insurer before work starts.
Can I remove an asbestos roof myself in NSW?
Almost never. Asbestos NSW says a homeowner may remove less than 10m² of bonded asbestos, but almost every roof is bigger than that. SafeWork NSW requires a Class B licensed removalist for more than 10m² of non-friable asbestos. Asbestos waste must also go to a facility licensed to accept it.
How much does a Colorbond roof cost for a 150m² house?
As a rough example using What's The Damage's Sydney range of $92 to $205 per m², 150m² of Colorbond works out at about $13,800 to $30,750 before extras. That is our arithmetic, not a quote. Strip-off, marine-grade sheeting, gutters, scaffolding and asbestos removal can all add to it.
