Castle Hill homes due for a refresh

Castle Hill grew from orchards into suburbs over the 1970s, 80s and 90s. Most streets are lined with brick and brick-veneer family homes, and about three in four dwellings were separate houses at the 2021 Census. Many still have their original bathrooms, kitchens, tiled roofs and timber pergolas, so most work here is renovation rather than new building.

Two councils, the Metro and changing streets

The Hills Shire Council covers most of Castle Hill, but a small north-eastern part on the far side of Old Northern Road and Castle Hill Road is in Hornsby Shire, which has its own LEP and development controls. Check your rates notice before applying for anything.

Castle Hill and Hills Showground Metro stations opened in May 2019, and land around them has been rezoned for apartments and townhouses. Hume Avenue was rezoned for medium density back in 2005. Near the stations, a neighbour's development can affect access and noise during your own job. Further out, streets backing onto bushland reserves and creek corridors may be mapped bushfire-prone, which affects decks, pergolas and additions.

The Hills has few conservation areas, but Castle Hill has listed items, such as the former Third Government Farm on the State Heritage Register.

Clay ground, slopes and outdoor work

Castle Hill is hilly, and much of it sits on clay weathered from Wianamatta shale. These clays swell when wet and shrink in dry spells. Over the years that can crack brickwork and paving, lift driveways and pull pergolas out of square. Good drainage is the first fix.

  • Concrete driveways need proper base preparation and control joints on reactive clay.
  • Pergola builders set footings deep enough to ride out ground movement.
  • Cracking that keeps growing calls for a structural engineer before any talk of underpinning.

A small part of Castle Hill is also on Sydney Water's Rouse Hill recycled water scheme. If your home has purple-marked pipes or taps, tell your plumber before any bathroom or garden work.

Common questions

Is my Castle Hill home in The Hills or Hornsby council?

Most of Castle Hill is in The Hills Shire. A small north-eastern section, on the far side of Old Northern Road and Castle Hill Road, is in Hornsby Shire. Your rates notice or a Section 10.7 certificate confirms which council, LEP and development controls apply. It matters for DAs, tree removal and bushfire mapping.

Can I get a tiler for just one area in Castle Hill?

Yes. Many jobs are a single bathroom floor, a splashback, a laundry or an alfresco. Describe the area in square metres, the tile size and whether old tiles need removing. Wet areas must be waterproofed to AS 3740 before tiling. Our guide on tiling over old tiles covers when that works.

Why do cracks appear in Castle Hill brick homes?

Usually seasonal movement in the clay soil, made worse by leaking pipes, poor drainage or big trees near the house. Fine cracks that open and close with the seasons are common. Cracks that keep widening, or doors that start sticking, need a structural engineer's assessment before you decide on repairs.
