Most streets in Marrickville, Leichhardt, Balmain and Newtown are lined with Victorian terraces, workers' cottages and Federation semis, with Californian bungalows and larger Federation homes further out in Ashfield, Burwood and Strathfield. Many have been extended at the back more than once. Newer apartments cluster along Parramatta Road, the rail line and former industrial land in Marrickville and Burwood. Older homes here often have original plumbing, a single bathroom, timber floors over sandstone or brick footings, and roofs of terracotta tile or slate that are now due for attention.

Councils and approvals

Inner West Council covers Marrickville, Leichhardt, Balmain, Ashfield and the Newtown side of King Street, with the rest of Newtown under the City of Sydney. Burwood Council, Strathfield Council and the City of Canada Bay cover the western and northern edges. The Inner West has a large number of heritage conservation areas. Do I need council approval for a deck in the Inner West?

Sometimes. A low deck of 25 square metres or less, no more than one metre above the ground, can be exempt development if it meets every condition in the NSW rules. Heritage conservation areas and some other constraints can rule that out. Check your property on the NSW Planning Portal or ask Inner West Council before you order materials.

My terrace is in a heritage conservation area. Can I still renovate?

Yes. Most internal work, including bathrooms and kitchens, goes ahead without a development application. Changes you can see from the street, such as new windows, roofing material, front fences or a second-storey addition, usually need council approval. Inner West Council publishes heritage guidance, and a quick call to their duty planner can save you a lot of time.

Why is damp so common in Inner West terraces?

Many terraces sit on brick or sandstone footings with no damp-proof course, or one that has failed. Raised garden beds, leaking gutters and old plumbing can all push moisture into the walls. A rising damp assessment looks at the source before anyone suggests a treatment, which is the right order to do things in.

Can trades get materials into a terrace with no side access?

Yes, but it affects the plan. Trades may carry materials through the house, use the rear lane if there is one, or arrange a small crane or skip permit with council. Mention your access situation when you describe the job so each quote allows for it.
