Post-war houses ready for renewal

Blacktown saw a large amount of suburban development in the 1950s and 1960s, and many streets still have the houses built then: fibro, weatherboard and brick cottages, often with later extensions at the back. Many are now being renovated, extended or knocked down for duplexes and granny flats. Around the CBD, Westpoint and the station, apartment blocks have replaced many houses.

  • Homes from this era often contain asbestos cement sheeting in walls, eaves, wet areas and fences. Have it identified before any demolition. Our asbestos removal cost guide explains the process.
  • Old wiring, galvanised water pipes and a single small bathroom are common reasons to renovate.
  • Cladding installation is a popular way to update fibro exteriors once any asbestos is dealt with.

Clay, salinity and flooding

Blacktown sits on the Cumberland Plain, where clay soils weathered from Wianamatta shale swell and shrink with moisture. The NSW Government's salinity potential mapping for Western Sydney also covers the Blacktown area. Salt carried up by moisture can break down bricks and mortar near ground level, showing as crumbling joints or white powder. Get a proper rising damp assessment before patching.

Blacktown City Council describes two kinds of flooding: creeks overtopping their banks, and local overland flow when stormwater pipes can't cope. Land along creek corridors such as Blacktown Creek can be flood-affected. A Section 10.7 certificate shows any flood mapping on your lot.

Duplexes, granny flats and outdoor jobs

Many Blacktown blocks are big enough for a granny flat or duplex, with the Blacktown LEP 2015 and NSW housing codes setting the rules. Builders also see steady demand for concrete driveways, fence installation, carport builders and pergola builders. The driveway crossover to the kerb needs a separate council permit, so ask each concreter whether that application is included. For knockdowns, see house demolition.

Older fibro houses often sit on brick piers with a timber floor frame. Over decades, clay movement and poor subfloor ventilation can leave floors springy or out of level, and borers or termites can get into the bearers. If you plan a home extension or new kitchen, ask for the subfloor to be inspected first, because re-stumping or replacing joists is easier before the new floor goes down. Western Sydney also gets hot summers, so many owners add insulation and better ventilation while the walls or ceilings are open.

Common questions

Can I build a granny flat in Blacktown?

Often, if the lot meets the size and frontage rules. In NSW a secondary dwelling can usually be approved as complying development when it meets the state standards, or through a DA with Blacktown City Council. Flood mapping, easements, sewer lines and trees can get in the way. Check the NSW Planning Portal before paying for plans.

Why is the mortar crumbling on my Blacktown house?

Common causes are rising damp, salt in the soil and old mortar that has simply weathered. Parts of Western Sydney have mapped salinity potential, and salt carried up by moisture breaks down mortar and bricks near ground level. Blocked weep holes or garden beds built up against walls make it worse. Our rising damp guide explains the signs.

Should I renovate or knock down my old Blacktown fibro house?

It depends on the frame and floor, how much asbestos is present, and what you want from the site. Renovating keeps more of the house but can uncover hidden problems. A knockdown lets you build to current standards or put up a duplex. Our knock-down rebuild vs renovate guide walks through the trade-offs.
