On the Northern Beaches, a roof restoration usually means repairing and resealing a tile roof, or treating rust and replacing corroded screws, flashings and sheets on a metal roof, using products rated for coastal exposure. If your block is on Northern Beaches Council's Bush Fire Prone Land Map, also ask about sealing ember gaps and fitting non-combustible gutter guard.
How beach, plateau and bushland roofs differ
Northern Beaches roofs fall into a few broad groups. Interwar and post-war homes in Manly, Dee Why and Collaroy often have terracotta tiles, now with tired ridge pointing and cracked tiles. Brick-veneer homes from the 1960s to 80s in Frenchs Forest, Belrose and Terrey Hills often have concrete tiles that have faded and gone porous. Weatherboard homes and newer builds in Newport, Bilgola and Avalon are often metal.
| Area | Common roof | Main wear |
|---|---|---|
| Beachfront: Manly to Collaroy, Mona Vale | Terracotta or concrete tile, some metal | Salt on fixings and flashings, wind-driven rain |
| Plateau: Frenchs Forest, Belrose, Terrey Hills | Concrete tile on brick veneer | Faded porous tiles, lichen, leaf litter, bushfire edge |
| Peninsula: Newport, Bilgola, Avalon | Metal and tile on steep, treed blocks | Shade and moss, leaves in valleys, hard access |
Broad patterns only. Every roof needs its own inspection.
Salt air and coastal-rated products
Salt settles on roofs, then sits in places rain doesn't wash, such as under laps, around screws and behind flashings. That is where corrosion starts. BlueScope's own guidance recommends COLORBOND Ultra steel for roofing in severe marine areas, typically about 100 to 200 metres from breaking surf, and stainless steel closer than that. If your metal roof is close to the beach, ask whether the existing sheets suit the site before paying to restore them.
- Ask for screws and fixings rated for coastal exposure, not standard ones.
- Avoid mixing metals. Copper, lead and some other metals react with zinc-coated steel and speed up rust.
- On tile roofs, ask about flexible pointing on ridges and checking the sarking, because strong southerly winds push rain sideways.
- If a coating is part of the scope, ask what the maker says about coastal use and what voids the warranty.
Bushfire-prone land and trees over the roof
Northern Beaches Council's Bush Fire Prone Land Map, certified in 2020, covers much of Frenchs Forest, Belrose and Terrey Hills and the bushy edges of Avalon, Bilgola and Newport. Restoring an existing roof is maintenance, but it is a good time to close the gaps that let embers in, such as broken tiles, gaps under ridges and open gutters full of leaves. If you fit gutter guard on bushfire-prone land, ask for non-combustible metal mesh.
Overhanging branches are the other half of the problem. Northern Beaches Council allows reasonable pruning of up to 10% of a tree's canopy in 12 months without a permit, if the work follows Australian Standard AS 4373. Bigger pruning or removal needs a permit, so check before the roofer starts cutting.
Check your block before you plan. Council's online maps or a Section 10.7 certificate show whether your land is bushfire-prone, and the NSW RFS website explains how to prepare a home for fire season.
What to tell the crew when you ask for quotes
Tell the roofers what the roof is made of, roughly how old it is, and how far you are from the beach. Mention leaks and when they happen, especially if they only show up in southerly storms. Note the access: steep driveways, stairs down to the house and tight side paths in Avalon and Newport all change how scaffolding and materials arrive. Say whether you are on bushfire-prone land and whether trees overhang the roof.

Common questions
Does salt air shorten the life of a roof restoration?
It can. Salt speeds up corrosion of screws, flashings and metal sheets, and it attacks the weak points first. A restoration near the beach should replace corroded fixings with coastal-rated ones, not paint over them. Rinsing a roof is not usually practical, but keeping gutters clear and fixing small rust spots early helps the work last longer.
My home is on bushfire-prone land. Does that change a roof restoration?
Restoring the existing roof is usually treated as maintenance, so it does not trigger a full bushfire assessment. It is still worth sealing ember entry points, replacing broken tiles and using non-combustible gutter guard. If the work becomes a new roof or an extension, bushfire construction standards may apply, so check with council or a certifier.
Should I restore or replace a rusty metal roof near the beach?
It depends on how far the rust has gone and whether the sheet type suits the site. Surface rust on sound sheets can often be treated. Rust holes, rotten laps or sheets not rated for the exposure usually point to replacement. Ask each roofer to explain their reasoning in writing, with photos from the roof.
Can the roofer cut back trees over my roof?
Only within council's rules. Northern Beaches Council allows reasonable pruning of up to 10% of a tree's canopy in 12 months, done to AS 4373, without a permit. More than that, lopping or removal needs a permit. Ask whether the roofer or a separate arborist will handle it.
