On the Northern Beaches, good built-in wardrobes are designed for coastal humidity: moisture-resistant board, air gaps and ventilation on external walls, and hardware that copes with salt. In an apartment, installing or replacing built-in wardrobes is usually cosmetic work under NSW strata law, which does not need owners corporation approval.
Designing robes for coastal humidity
Sea air keeps homes damp for much of the year, especially in older beach houses with limited insulation. A wardrobe on a cold external wall, packed with clothes and closed off behind tight doors, is a classic place for mould. Good joiners plan for this from the start.
- Use moisture-resistant board for carcasses, especially on external walls.
- Leave a small air gap behind the robe, or vent the back and top so air can move.
- Consider louvred or slotted doors, or open shelving in walk-in robes.
- Choose quality runners, hinges and handles. Cheap plated hardware can pit and rust near the beach.
- Fix any leak, rising damp or condensation problem in the wall before the robe goes in.
Lighting helps too. LED strip lights in a walk-in robe make it easier to spot mould early, before it spreads to clothes and shoes. Ask for low-voltage fittings installed by a licensed electrician. If your bathroom or ensuite opens into the walk-in robe, make sure the exhaust fan vents outside, not into the ceiling, or steam will end up on your clothes.
Northern Beaches homes and the robes they need
Housing varies a lot across the region, and so do wardrobe jobs.
| Home type | Common request | Watch for |
|---|---|---|
| Older beach cottages: Manly to Collaroy | Robes in small bedrooms that never had them | Out-of-square walls; mould on external walls |
| 1960s–70s walk-ups: Dee Why, Manly, Narrabeen | Replacing old sliding robes and internals | Strata by-laws on hours and lifts; no lift in many blocks |
| Weatherboard homes on steep blocks: Newport, Avalon | Robes fitted to uneven floors and walls | Scribing to fit; access down stairs |
| Family homes: Frenchs Forest, Belrose | Walk-in robes and internals upgrades | Lighting and power for walk-ins |
Broad patterns only.
Weatherboard and older homes are rarely square. A custom robe should be scribed to the walls and ceiling so there are no ugly gaps, which is one of the main reasons to choose custom over flat-pack.
Strata rules and access
In NSW apartments, installing or replacing built-in wardrobes is listed as cosmetic work under section 109 of the Strata Schemes Management Act 2015. You don't need owners corporation approval, but you must repair any damage to common property and make sure the work is done properly. Work that changes walls is not cosmetic, so it needs approval. Your by-laws may still set working hours and rules for lifts and parking.
Plan the delivery. Many beach walk-ups have no lift and steep stairs, and many peninsula homes sit below the street. Tell the joiner, so they can make carcasses in sections or assemble on site.
What to tell the crew when you ask for quotes
- Room size and ceiling height, with photos of the wall
- Sliding or hinged doors, and any mirror or finish you like
- What you need to store: long hanging, shoes, drawers, shelves
- Whether the wall is external, and any history of mould
- House or apartment, stairs, lift and parking
In NSW, joinery work worth more than $5,000 including GST needs a licensed contractor and a written contract. Our built-in wardrobes cost guide explains what drives the price. Common questions
Do I need strata approval for built-in wardrobes in my apartment?
Usually not. Installing or replacing built-in wardrobes is cosmetic work under section 109 of the Strata Schemes Management Act 2015, so owners corporation approval is not needed. You must repair any damage to common property and follow your by-laws on hours and access. If the work changes walls, it is no longer cosmetic and needs approval.
How do I stop mould in my wardrobe near the beach?
Start with the wall. Fix leaks, damp or condensation first. Then ask for moisture-resistant board, an air gap or vents at the back and top, and doors that let air through. Don't pack the robe tight against an external wall. Running a dehumidifier in damp months also helps.
Sliding or hinged robe doors?
Sliding doors suit small bedrooms where there is no room to swing a door open, which is common in older beach cottages. Hinged doors give full access to the robe and usually run more quietly. Near the coast, ask about runners and hinges that cope with salt.
How long do built-in wardrobes take?
Most of the time is design, sign-off and making the robe in the workshop. Installing it is usually quick, often within a day or two for a standard robe. Ask the joiner for the lead time from final drawings to installation day, and confirm it in writing.
