How do salt air and two waterfronts affect Manly homes?
Manly has the ocean on one side, from Queenscliff to Shelly Beach, and the harbour on the other, from Little Manly to Fairlight. Few homes are far from salt spray. It speeds up rust on gutters, roof fixings, balustrades and window hardware, and breaks down paint and sealants sooner than in inland suburbs.
- Ask for marine-grade stainless steel fixings and coastal-rated roofing and gutter products. Manufacturers set warranty conditions by distance from breaking surf, so give trades your exact address.
- Balconies on 1960s and 70s blocks often show concrete cancer, where rusting steel cracks the slab edge. That is a structural and strata matter, not a paint job.
- Older units often need a bathroom renovation with a proper ducted exhaust fan to beat mould.
Heritage, flooding and the new Northern Beaches LEP
Manly is run by Northern Beaches Council, but its planning rules still come from the Manly LEP 2013. The council exhibited one consolidated LEP for the whole region in July and August 2026 and expects it to start around mid-2027. Check which plan applies on the day you lodge.
The Manly Town Centre and Pittwater Road heritage conservation areas cover many older streets around The Corso and along Pittwater Road. Inside them, changes you can see from the street, such as windows, roofing, fences and additions, usually need a development application. Internal work often does not.
Low parts of the Manly Lagoon catchment, including the lagoon foreshore and the Burnt Bridge Creek corridor towards Balgowlah, are covered by the council's Manly Lagoon flood study. Flood controls can set minimum floor levels for extensions. A Section 10.7 planning certificate tells you what is mapped on your block.
Parking, access and strata in Manly
Parking is the hidden cost of many Manly jobs. Much of the suburb is inside the Manly Parking Permit Scheme. Tradespeople can't hold a resident permit, but residents in the scheme can apply for a multi-use permit and book a limited number of parking sessions a year for their trades. Sort this out before work starts, and tell quoting trades whether there is off-street parking or a loading space.
In apartment buildings, read your strata by-laws first. Bathroom and flooring work usually needs owners corporation approval, set work hours and lift protection. Steep streets and narrow lanes around Fairlight and Eastern Hill make skip bins and deliveries harder, so mention access when you describe the job.

Common questions
Do I need approval to replace windows in a Manly heritage conservation area?
Usually, if the windows face the street. In the Manly Town Centre and Pittwater Road heritage conservation areas, changes to street-facing windows, materials or fences generally need a development application. Like-for-like repairs at the back of the house may not. Ask Northern Beaches Council's duty planner, or check the heritage map on the NSW Planning Portal, before you order new frames.
Where can a tradie park in Manly?
If you live inside the Manly Parking Permit Scheme, you can apply to Northern Beaches Council for a multi-use parking permit and register your tradie's number plate for a parking session. Tradespeople can't get a resident permit themselves. Free sessions are limited each year, so for longer jobs ask quoting trades how they plan to handle parking and deliveries.
Why are my Manly gutters rusting so fast?
Salt spray settles on roofs and gutters and holds moisture against the metal, so corrosion starts sooner than inland. Leaf litter and blocked outlets make it worse. When you replace them, ask for products rated for marine exposure at your distance from the surf, and for matching fixings so different metals don't react with each other.
