Low ground and the Mona Vale flood study
Unlike most of the Northern Beaches, central Mona Vale is low and fairly flat, sitting only about 10 metres above sea level between the beach and Pittwater. Runoff from the hills towards Bayview and Ingleside drains through it. Council's McCarrs Creek, Mona Vale and Bayview Flood Study models this catchment, and it includes a flood risk category for individual properties.
If your block is flood-affected, new floor areas may need to sit above a flood planning level, with flood-compatible materials below it. Garages, granny flats and lowered floors get extra scrutiny. Check a Section 10.7 certificate or ask council for flood information before you pay for full plans.
Pittwater rules on the slopes
Mona Vale was part of the old Pittwater Council area, so the Pittwater LEP 2014 and its development controls still apply until the consolidated plan starts. The steeper streets rising to the headland, Bayview and Warriewood sit on Narrabeen Group rocks, where landslip is a known risk, and the council keeps a Pittwater geotechnical hazard map.
- On mapped land, a geotechnical engineer usually has to look at excavation, pools, retaining walls and additions before a DA goes in.
- Retaining walls above the exempt height, or holding up a neighbour's land, need engineering. See our guide to retaining wall rules with neighbours.
- Bushy edges towards Ingleside and Bayview may be on the Bush Fire Prone Land Map, which adds BAL requirements to decks and additions.
Jobs Mona Vale homeowners ask for
Houses and units east of Pittwater Road get the most salt, so gutter replacement, roof painting and window hardware come up often. Older houses ask for bathroom renovations and home extensions, sometimes going up a storey where the flood controls make building out difficult. Sloping blocks mean decks and retaining walls. Pittwater Road and Barrenjoey Road carry heavy traffic, so ask trades how deliveries and skip bins will reach the site.
Mona Vale also has a growing number of units and townhouses close to the town centre and the beach. Units near the beach and the Basin face the same salt and strata issues as Dee Why, so check the by-laws before booking any bathroom or flooring work. If you own a villa or townhouse, check the strata or community title rules before changing fences, roofs or courtyards. For any outdoor project, ask quoting trades to confirm whether the site is flood-mapped, geotechnically mapped or both, as that decides the approval path.

Common questions
Can I extend my house if it is flood-affected in Mona Vale?
Often yes, but the design must meet the flood controls. Northern Beaches Council may require floor levels above the flood planning level, flood-compatible materials below it, and a flood report. The McCarrs Creek, Mona Vale and Bayview Flood Study sets the risk category. Ask council for flood information for your address before paying for full plans.
Do I need a geotechnical report for work in Mona Vale?
It depends on whether your land is on the Pittwater geotechnical hazard map and how much excavation or new load the work involves. Internal jobs don't. Excavation, retaining walls, pools and additions on mapped slopes usually do. Check the council's online planning map, then ask a geotechnical engineer whether a full report or a simpler declaration fits.
What roofing lasts near Mona Vale Beach?
Products and fixings rated for marine exposure, chosen for your distance from the breaking surf. Many manufacturers offer a coastal grade and limit warranties close to the beach. Rinsing areas the rain doesn't reach, such as under eaves, also helps. Ask each roofer which product they are quoting and what its warranty says about your location.
