Tilers on the Northern Beaches spend a lot of time on outdoor, pool and balcony tiling, where slip resistance, falls to drains and a sound external membrane matter most, and on bathrooms in humid coastal homes. In NSW, tiling or waterproofing work over $5,000 including GST needs a licensed contractor.
What Northern Beaches homes need from a tiler
Outdoor living drives a lot of tiling here: pool surrounds and coping, alfresco areas, front steps and paths. Wet feet, sunscreen and sand all make tiles slippery, so outdoor and pool tiles need a slip rating tested to AS 4586, and the surface must fall to drains so water doesn't sit against the house. On steep blocks in Avalon, Newport and Bilgola, outdoor steps and landings need extra care with nosings and grip.
The red-brick unit blocks of Dee Why, Manly, Collaroy and Narrabeen have tiled balconies that are now 40 to 60 years old. When a balcony leaks into the unit below, retiling over the old surface rarely fixes it. The usual answer is removing the tiles, fixing the falls and installing a new external membrane, which in a strata building is an owners corporation matter.
Inside, bathrooms in older beach homes battle humidity and mould. Grout breaks down, silicone blackens and tiles go drummy where water has crept behind them. Regrouting and resealing helps if the membrane is sound; if not, a strip-out is needed. Fine sand tracked in from the beach also wears glazes and grout on entry floors, so tougher porcelain tiles and good sealing help.
Northern Beaches tiling jobs and what to check
| Job | Key question | Worth knowing |
|---|---|---|
| Pool surround and coping | What is the tile's wet slip rating? | Industry guidance often suggests P4 or higher around pools; ask for the test report |
| Alfresco, steps and paths | Where will the water go? | Falls to drains and movement joints are essential outdoors |
| Leaking unit balcony | Is the membrane being replaced? | Strata approval is usually needed; external membranes follow AS 4654 |
| Mouldy, cracked bathroom grout | Is the membrane still sound? | Regrouting won't fix a failed membrane |
| Drummy or cracked tiles | Why did they fail? | Movement, poor adhesive cover or water behind them |
| Tiling over old tiles | Is the old surface firm and dry? | See our tile over tiles guide |
Standards named for reference: AS 4586 (slip resistance), AS 4654 (external waterproofing), AS 3740 (internal wet areas).
Council, strata and licence rules
Northern Beaches Council covers the whole region. Retiling an existing floor, bathroom or outdoor area usually doesn't need council approval, though new paving or decks around a pool, or work on coastal or bushfire-prone land, may need checking.
In apartments, NSW strata law treats installing or replacing tiles and other hard floors as a minor renovation needing an ordinary resolution, and work that changes waterproofing as a major renovation needing a special resolution. Balcony membranes are usually common property.
In NSW, tiling worth more than $5,000 in labour and materials, including GST, needs a contractor licence in the wall and floor tiling class, and waterproofing is its own licence class following the same $5,000 rule. Ask who installs the membrane, to which standard (AS 3740 inside, AS 4654 for balconies and outdoor areas), and how it's documented.
What to tell the crew when you ask for quotes
Give the area in square metres, whether it's inside, outdoor, a pool surround or a balcony, and what's there now. Mention any leaks into rooms or units below, and whether you've chosen tiles yet. For strata, say whether the owners corporation has approved the work.
We don't publish local prices. Our tiling cost per m² guide shows what Sydney tilers charge, and our waterproofing cost guide covers membranes. The main tilers page has a scope checklist, and trades on the Northern Beaches covers other local work. When you're ready, describe the job to MyTradeCrew and we'll send it to up to three vetted local trades from our crew, who quote you directly.
Common questions
What slip rating do I need for pool tiles?
Slip resistance in Australia is tested to AS 4586 and shown as a P rating. Standards Australia's handbook guidance is often quoted as P4 or higher for pool surrounds, with P5 for ramps and steps into the water. Ask the supplier for the test report for the exact tile and finish, not just a brochure label.
My unit balcony leaks into the flat below. Who fixes it?
Usually the owners corporation, because balcony membranes are generally common property, but check your by-laws. Start with a leak investigation. Replacing tiles alone rarely fixes a failed membrane; the proper repair is new falls and an external membrane, which needs owners corporation approval. Loop in your strata manager early.
Can I tile over my old outdoor tiles?
Sometimes, but outdoors it's riskier than inside. The old tiles must be firmly bonded, the falls must already work and the new height must suit doors and drains. Where tiles are drummy, cracked or the area leaks, they should come up. Our tile over tiles guide explains when it works.
Does a tiler need a licence on the Northern Beaches?
Yes, for residential tiling worth more than $5,000 including GST, in the wall and floor tiling class. Waterproofing is a separate licence class with the same $5,000 threshold. Check the licence and class on the NSW Government licence check, and get a written contract for any job over $5,000.
