What the housing in Sutherland is like

Sutherland grew around the railway, which reached the area in the 1880s, so streets near the station hold some of the Shire's older cottages. Further out, most houses are post-war brick, brick-veneer and fibro homes, many extended at the back or replaced by knock-down rebuilds and duplexes. Unit blocks cluster near the town centre.

  • Older cottages may have timber floors on piers, original roofs and early wiring. Ask for a roof and subfloor check before you choose finishes.
  • Homes built or renovated before 1990 may contain asbestos in eaves, wet-area walls and under old floor coverings. Have it tested before anyone cuts or sands. The asbestos removal guide explains the rules.
  • Knock-down rebuilds and duplexes need a demolition plan, an asbestos check and service disconnections; see the knock-down rebuild guide.

Bushland edges and slopes toward the Woronora

West of the town centre the land falls toward the Woronora River, with Prince Edward Park bushland between the suburb and the river. Blocks on that side tend to slope, with sandstone close to the surface.

  • Streets near bushland may be mapped as bushfire-prone land. New work on mapped land can need a bushfire attack level (BAL) assessment under AS 3959, which affects decks, windows and cladding.
  • Sloping sites often need retaining walls and careful drainage. Taller walls need engineering and may need approval; see the retaining wall cost guide.
  • Rock slows digging for extensions, pools and footings, so ask how each trade will price it.
  • Many trees in the Shire need council permission before removal or major pruning, and bush-edge blocks often have protected trees. Check before a builder plans a footprint around one.

Small jobs and repairs near a busy centre

As the council's base and a junction for the Illawarra line and Cronulla branch, the area around the station is busy on weekdays, and kerbside space for trade vehicles and skips can be limited. Ask trades to plan deliveries around it.

Many local requests are smaller jobs: door and window repairs, gutter cleaning before summer, fence repairs and bathroom updates in 1960s and 70s homes. A handyman can bundle several small jobs into one visit, but electrical, plumbing and gas work must go to licensed trades. See the handyman rates guide.

  • Before summer, clear gutters and check roof flashings and downpipes.
  • Older timber windows and doors often swell, stick or rot at the sills; a carpenter can repair or replace them.
  • Ask any handyman for proof of insurance, and check any licence number on the NSW Government licence check.

Common questions

Is my Sutherland home in a bushfire-prone area?

Some streets close to the Woronora River bushland and Prince Edward Park may be mapped as bushfire-prone land. The NSW Rural Fire Service map and your Section 10.7 planning certificate will confirm it for your block. If it is mapped, trades may need a BAL rating before they can quote properly on decks, windows, cladding or an extension.

Will rock on my Sutherland block push up the price?

It can. Sandstone sits close to the surface on many blocks that slope toward the Woronora River, so digging for footings, a pool or a lower-level extension may need rock breaking or sawing. Ask each builder how they price rock, whether as a fixed allowance or an hourly or per-cubic-metre rate, so you can compare quotes fairly.

Who handles approvals for work in Sutherland?

Sutherland Shire Council handles development applications across the Shire, and private certifiers can approve complying development. Before planning anything, order a Section 10.7 planning certificate to see if heritage, bushfire, flood or foreshore controls apply to your lot, then share it with the trades who quote so their prices reflect those rules.
