Homes around the Shire's biggest shopping centre
Miranda is the main retail and commercial centre of the Sutherland Shire. Units and townhouses sit within walking distance of Westfield Miranda and the station, while most streets further out are lined with family homes from the post-war decades, many with a second storey or rear extension added.
- Original 1960s and 70s bathrooms and kitchens are common, so expect demolition, new waterproofing and possibly updated wiring in a renovation. See the bathroom renovation cost guide.
- Fibro extensions, eaves and wet-area linings in homes built before 1990 may contain asbestos. Test first, then use a licensed removalist where needed.
Overland flow and the Gwawley Bay catchment
Parts of Miranda drain north toward Gwawley Bay on the Georges River. Sutherland Shire Council's Gwawley Bay catchment flood study models stormwater running through streets and pipes as well as backwater from the river, and a draft floodplain risk management plan covers Miranda, Caringbah, Gymea, Sylvania and Taren Point.
- If your lot sits on an overland flow path, expect conditions on floor levels, fence type and driveway levels for new work.
- Ask quoting trades how they will manage stormwater, especially for concrete driveways and paved yards that add hard surface.
- A Section 10.7 planning certificate tells you if your lot is a flood control lot.
Gwawley Bay is a small bay off the Georges River near Sylvania Waters and Taren Point, so high river levels can back up through the lower creek and pipes in big storms. Combined with overland flow from higher streets, this is why some lots well away from the water can still appear on flood maps.
Traffic, parking and timing
Roads around Westfield Miranda, The Kingsway and Kiora Road get congested, especially on weekends and before Christmas. For bigger jobs, ask trades to schedule deliveries and skip bins for weekday mornings and to check whether a council permit is needed to use the road.
Outdoor work suits Miranda's suburban blocks, and pergola builders and deck builders get busy in spring. Read the pergola approval guide before ordering materials, because flood and bushfire mapping can change what is exempt.
- On a flood control lot, decks may need open sides underneath and paving levels set so water can pass.

Common questions
Is Miranda flood-prone?
Much of Miranda sits on higher ground, but some streets carry overland flow toward Gwawley Bay after heavy rain. Sutherland Shire Council has studied the Gwawley Bay catchment and mapped where water runs and ponds. Check your Section 10.7 planning certificate or ask council before you lower a floor, add a driveway or build a solid fence across a flow path.
My 1970s Miranda bathroom needs redoing. Where do I start?
Start with a strip-out plan and a check of floor and wall linings, because original tiles can hide failed waterproofing or asbestos sheeting in homes of that age. Ask for quotes that list demolition, testing, waterproofing to AS 3740, tiling and fixtures separately so you can compare them line by line.
Can I put up a pergola in Miranda without approval?
Often, if it meets the NSW exempt development standards for size, height and setbacks and the lot is not mapped as bushfire-prone or flood-affected. Roofing it, attaching it to the house in certain ways, or building on a flood control lot can change that. Check the Planning Portal or Sutherland Shire Council first, then brief pergola builders.
