Two catchments, two flood studies
Stormwater from Caringbah runs in more than one direction. Parts of the suburb drain north toward Woolooware Bay and Gwawley Bay on the Georges River. Sutherland Shire Council adopted the Woolooware Bay Floodplain Risk Management Study and Plan in March 2022, which identified 1,879 flood-affected lots in that catchment in an extreme (probable maximum) flood. Caringbah is also covered by the Gwawley Bay catchment study.
- Sitting inside an extreme-flood extent doesn't always mean flood controls apply to normal housing work, so check your Section 10.7 certificate before an extension or granny flat.
- Low-lying lots may need raised floor levels and flood-compatible materials.
- Flood-affected lots may need an engineer's flood report for a DA, which adds time and cost, so ask council early. Then use the home extension cost guide to budget.
Waterfront homes in Caringbah South
Caringbah South runs down to the bays of Port Hacking, and waterfront and near-water homes there face extra rules and harsher conditions.
- Foreshore building lines and waterway controls can limit decks, boatsheds, pools and retaining walls near the water. Talk to Sutherland Shire Council before design.
- Salt air corrodes fixings, so ask for marine-grade stainless and coastal-rated roofing, gutters and balustrades.
- Steep driveways and limited street parking can make deliveries and skip bins harder. Ask trades to inspect access before quoting.
- Waterfront retaining walls and seawalls are specialist work. Ask for an engineer's design and check who owns the foreshore land.
- Pool removal on a tight or sloping waterfront site is priced on access as much as pool size.
Plastering, repairs and updating mid-century homes
A lot of Caringbah housing dates from the 1950s to the 1970s, so owners often ask for interior updates: replacing old wall linings, plasterboard repairs, new floors, and updated bathrooms and kitchens. Before anyone removes old linings, check for asbestos, because fibro sheeting and some textured ceilings in homes built before 1990 can contain it.
For patching walls, hanging doors and fixing trims, a handyman or carpenter may suit. For wet areas, use a tiler or bathroom renovator who waterproofs to AS 3740.
- The Sutherland Hospital on The Kingsway adds traffic and parking demand to nearby streets, so plan deliveries outside visiting peaks.
- Duplexes and townhouses may be strata or community title, so check the by-laws before external changes.

Common questions
Is my Caringbah house in a flood area?
Some parts of Caringbah are, mostly lower land draining toward Woolooware Bay and Gwawley Bay. Council's flood studies map where water goes in big storms, and your Section 10.7 planning certificate states whether flood-related development controls apply to your lot. Check before you plan an extension, granny flat or new solid fence, because flood controls can set floor levels and fence design.
Can I build a jetty or waterfront deck in Caringbah South?
Work on or near the water is rarely exempt. Structures below the high water mark need NSW Government approvals as well as council's, and foreshore building lines limit what can be built close to the water. Talk to Sutherland Shire Council early, and ask builders whether they have handled foreshore approvals before you commit to a design.
Who should replace old plasterboard or fibro walls?
If the wall is plasterboard, a plasterer, carpenter or handyman can usually do it. If it is fibro in a home built before 1990, assume it may contain asbestos until a test says otherwise. NSW lets up to 10 square metres of non-friable asbestos be removed without a licence, but a licensed removalist is the safer choice and is required above that.
