Roof painting in Sydney: where to start
Roof painting in Sydney can refresh a faded tile or metal roof, reflect more summer heat and help protect the surface. But paint is the last step, not the first. The roof should be cleaned, repaired and prepared before any coating goes on, and choosing a quality, compatible coating matters as much as the colour.
Colour changes should follow a check of roof condition and material compatibility. Ask which preparation steps and defect repairs precede the coating.
Signs it’s time to call a pro
- Faded, chalky or patchy roof colour
- Moss, lichen or dirt building up on the roof
- Peeling or flaking old roof paint
- Surface rust starting to show on a metal roof
What’s usually included
Every property is different, but a good quote for roof painting should spell out items like these.
- Roof material and condition assessment
- Product compatibility and preparation
- Repairs expressly included in the quote
- Coating specification
- Protection and care documentation
How much does it cost?
Access, material, preparation and repair extent affect cost. Compare the specified system and exclusions rather than colour alone.
How long it takes: Painting a typical house roof often takes a few days, but rain can pause the work because coatings need dry weather.
Licences, insurance and approvals
In NSW, roof painting worth more than $5,000 (incl. GST) usually needs a contractor licence, for example in painting, or in roof tiling or roof plumbing where repairs are included. The work must also use proper fall protection for working at heights.
Every member of our crew has their NSW licence verified and insurance sighted before joining, and agrees to quote in writing with their licence number shown. Before you sign, confirm the licence number on the quote using the NSW Government licence check, and make sure residential work over $5,000 (including GST) has a written contract.

Roof painting: common questions
Will a coating fix a roof leak?
A coating should not be assumed to resolve a leak. Identify the failed detail and the required repair first.
Can you paint a Colorbond roof?
Yes. Colorbond and other pre-painted steel roofs can be repainted once the original finish has faded, using a coating made for pre-painted metal. Preparation usually includes cleaning, treating any rust and applying a suitable primer. Ask the painter which system the coating manufacturer recommends and what its warranty covers.
Do light-coloured roofs keep a house cooler?
Light and heat-reflective coatings bounce back more sunlight than dark ones, which can reduce roof heat in summer and help keep top-floor rooms cooler. NSW BASIX also considers roof colour for new homes and some additions. Ask about the coating's solar reflectance value before you choose a colour.
How often should a roof be repainted?
It depends on the coating, the roof material, sun exposure and how close you are to the coast. A good coating applied over proper preparation lasts much longer than a cheap one. Use the manufacturer's warranty period and conditions as a guide, and check the roof every few years.
Is roof painting the same as roof restoration?
Not quite. Roof painting focuses on cleaning, preparing and coating the surface. A restoration usually also includes repairs such as replacing broken tiles and re-bedding or re-pointing ridge caps. If your roof has damage, ask for those repairs to be priced and done before any paint goes on.
