How Parramatta and Western Sydney homes shape a bathroom renovation

The post-war cottages that fill Merrylands, Guildford, Toongabbie, Seven Hills and much of Blacktown were built with one small bathroom, a separate toilet and often a bath under a window. For an apartment, a renovation that changes the waterproofing is a major renovation under NSW strata law and needs a special resolution of the owners corporation, along with any conditions in the building's renovation by-law.   • Combining the separate toilet into the bathroom frees up space for a bigger shower. Add a second toilet elsewhere if you can.
  • On a slab, keep the toilet and shower near their existing positions unless you're happy to cut the slab for new drainage.
  • If walls or tiles have cracked, have the slab and footings looked at before retiling. Clay movement will crack new tiles too.
  • In apartments, work with the existing stack, replace the membrane fully and get the certificate for the owners corporation.

Common questions

Do I need council approval for a bathroom renovation in Blacktown or Parramatta?

Not for a renovation inside an existing house that leaves the structure and exterior unchanged. Blacktown, Parramatta and Cumberland councils all treat it as internal work. You'll need approval if the bathroom is part of an extension or granny flat, and licensed trades are required for plumbing, electrical and waterproofing regardless.

My fibro home might have asbestos in the bathroom. What happens?

Have it tested before any work starts. If asbestos is found, a licensed asbestos removalist strips the affected sheeting and disposes of it properly before the renovation trades move in. Why are my new tiles cracking?

In Western Sydney the usual culprit is movement in the clay under the slab rather than poor tiling. If the old tiles cracked along the same lines, the slab or walls probably moved. Have the structure assessed before retiling, keep drainage and garden watering steady around the house, and ask the tiler about flexible adhesives and movement joints.
