Licences, insurance and approvals

In NSW, rebuilding or repair work worth more than $5,000 (incl. GST) usually needs a contractor licence, and electrical and plumbing repairs must be done by licensed trades. Suspected asbestos must be handled under SafeWork NSW rules, and many restorers also hold IICRC water damage training.

Is cosmetic repainting enough after water damage?

The scope should establish whether materials are dry and sound and whether the cause is resolved before reinstatement.

What should I do first after water damage?

If it's safe, turn off the water at the mains and switch off power to affected areas at the switchboard. Don't touch electrical items standing in water. Take photos and video, move valuables somewhere dry and contact your insurer. For storm or flood emergencies, call the NSW SES on 132 500.

How quickly should water damage be dried?

As soon as possible. The US Environmental Protection Agency advises drying water-damaged areas and items within 24 to 48 hours to help prevent mould growth. Professional restorers use moisture meters, dehumidifiers and air movers, and keep checking readings until materials are dry.

Will insurance cover water damage?

Many home and contents policies cover sudden events such as a burst pipe. You generally won't be covered for wear and tear or a gradual leak you could reasonably have noticed, and some policies exclude flood. Check your policy wording and contact your insurer early. Don't throw out damaged items until they say you can.

What do Category 1, 2 and 3 water mean?

Restorers often use the IICRC water categories. Category 1 is clean water, such as from a burst supply pipe. Category 2 is grey water with some contamination, such as from a washing machine. Category 3 is heavily contaminated, such as sewage or floodwater, and usually means porous materials must be removed.
