Randwick heritage areas

Randwick City Council lists 21 heritage conservation areas and more than 400 heritage items, and a good number of the conservation areas are in Randwick itself: Randwick Junction, St Marks, North Randwick, Struggletown and Caerleon Crescent among them. In these areas, changes visible from the street, such as front fences, windows, roofs and additions, usually need a development application.

Council is also reviewing heritage items and conservation areas across the residential parts of the city. If you're planning a big change, check whether your street is part of that review and ask council's duty planner before you commit to a design. Randwick also has some of the eastern suburbs' grandest Victorian villas and Federation houses, several individually listed. If yours is a heritage item, even internal changes to significant fabric can need approval, so ask council what is listed before you plan.

Sand, sandstone and footings

Ground conditions change across Randwick. Parts of the suburb, especially towards Kensington and the west, sit on deep wind-blown sand, while the ridges and the slopes towards Coogee have sandstone close to the surface. Sand drains well but is loose, so new footings for an extension or a deck may need to go deeper or use a different design. Sandstone is firm but slow to dig.

  • Ask for an engineer's footing design for any extension or large deck.
  • Sloping blocks often need retaining walls and careful drainage.
  • Old terraces on brick footings can suffer rising damp where ground levels have built up against the walls.

Rentals, students and parking

With the hospitals precinct and UNSW next door, many Randwick homes are rented. Landlords often need quick repairs between tenants, such as leak and water damage repairs, bathroom refreshes and flooring. Owner-occupiers more often renovate kitchens, bathrooms and the rear of older houses. Share-houses wear kitchens, bathrooms and floors hard, so durable finishes are worth asking about.

Parking is tight near the light rail on Alison Road and High Street, around the hospitals and close to Randwick Junction. Trades may need resident-area permits, a skip bin permit or a works zone from Randwick City Council, so describe your street and access when you send the job. See the Eastern Suburbs hub.

Common questions

Is Randwick changing its heritage areas?

Randwick City Council is reviewing heritage items and conservation areas in the residential parts of the city. Some properties may be added or changed. If you are planning an extension, demolition or a new front fence, check council's current heritage maps and the review's status first, so your design matches the rules that will apply.

Do I need an engineer for an extension on sandy ground in Randwick?

In most cases, yes. Any extension needs structural design, and on loose sand the footings may need to go deeper or use piers. An engineer will look at the soil, any slope and the existing footings. Ask for this before trades quote, so every quote prices the same foundation design.

Who pays for repairs in a rented Randwick home?

In NSW, landlords are generally responsible for keeping a rental property in reasonable repair, while tenants must report damage and avoid causing it. Urgent repairs, such as a burst pipe or serious roof leak, have their own rules. NSW Fair Trading explains the details. Landlords can use our crew to find trades for repairs.
