Bathroom renovations in the Eastern Suburbs

Bathroom renovations in the Eastern Suburbs come with a twist: a big share of homes from Bondi to Randwick and Double Bay are apartments, so the owners corporation is often as important as the council. Add Paddington terraces, art deco blocks and salt air, and the job needs careful planning. Here is what to know before you ask for quotes.

How Eastern Suburbs homes shape a bathroom renovation

Walk any street in Bondi, Coogee or Randwick and you'll pass red-brick and art deco apartment blocks from the 1920s to the 1960s. Their bathrooms are often tiny, with a bath under a window, original tiles and pipework shared with the unit above and below. Newer towers in Bondi Junction, Double Bay and Maroubra have 1990s and 2000s bathrooms where the membrane or shower screen has reached the end of its life.

Paddington, Woollahra and Surry Hills terraces have the classic back-of-house bathroom, sometimes two stacked over each other, with old drains and floors that have moved. Federation homes and bungalows in Randwick, Maroubra and Rose Bay usually have a family bathroom that was renovated once in the 1980s or 90s and is ready for another go, often with an ensuite added as part of the plan.

Along the coast, salt-laden air gets into bathrooms through windows and exhaust vents, so corrosion on tapware, hinges and fixings happens faster than inland. Ventilation and material choice matter here more than most people expect.

Councils, strata and approvals in the Eastern Suburbs

Waverley Council covers Bondi and Bronte, Randwick City Council covers Randwick, Coogee and Maroubra, and Woollahra Municipal Council covers Double Bay, Woollahra and Paddington north of Oxford Street, with the south side of Paddington under the City of Sydney. For a house, a bathroom renovation that stays inside the existing walls is internal work and doesn't need council approval, even in the heritage conservation areas that cover Paddington and parts of Randwick and Woollahra. Extensions, new windows and roofline changes do need approval.

For an apartment, NSW strata law is the main hurdle. A renovation that changes the waterproofing is a major renovation and needs a special resolution of the owners corporation. Most schemes also have a renovation by-law covering working hours, protection of lifts and common areas, insurance and who approves the waterproofing. Many managers want a scope and the trades' licence details before the meeting. Build that time into your plan; it often takes longer than the renovation itself.

Typical scope choices in the east

  • In an apartment, plan around the stack. Toilets and showers usually need to stay close to the existing drainage; moving them is often impossible or very costly.
  • Replace the membrane fully. Leaks into the unit below are the most common strata dispute, and a new membrane with a certificate protects you.
  • In art deco blocks, keep the proportions in mind. A frameless screen, a wall-hung vanity and lighter tiles make a tight room feel bigger.
  • Choose marine-grade stainless or quality chrome tapware and fixings for coastal apartments and houses.
  • Duct the exhaust fan outside where the building allows. Ask your strata manager what the building's rules are for roof or wall penetrations.
  • In terraces, check the floor structure under a first-floor bathroom before tiling; movement cracks grout and tiles.

What to tell the crew when you ask for quotes

Say clearly whether the bathroom is in a house or an apartment, and if it's strata, whether you've already spoken to the manager. Give the age of the building if you know it, say what stays and what moves, and mention any leak history, especially into or from a neighbouring unit. Note access: stairs, a lift with size limits, parking restrictions and the hours the building allows noisy work. If you want the trades to prepare the paperwork for the owners corporation, ask for that in the brief.

We don't publish regional prices because the scope varies so much. Common questions

Do I need owners corporation approval to renovate my apartment bathroom?

Yes, in almost every case. Under NSW strata law a bathroom renovation that changes the waterproofing is a major renovation and needs a special resolution at a general meeting. Your scheme may also have a renovation by-law with its own conditions. Talk to your strata manager early, and ask the trades for the documents the owners corporation will want to see.

Do I need council approval for a bathroom in a Paddington terrace?

Not for work inside the existing house. Heritage controls in Paddington are mostly about what you can see from the street. If the bathroom is part of a rear extension, a new window or a roofline change, that work needs approval from Woollahra Council or the City of Sydney, depending on which side of Oxford Street you're on.

Can I move the toilet in my apartment?

Sometimes, but it's often the hardest part of the job. Drains in apartment buildings run in fixed stacks, and moving a toilet far from the stack may not give enough fall, or may mean working in the ceiling of the unit below. Ask the quoting trades to confirm what's possible before you set your heart on a new layout.

What stops corrosion in a coastal bathroom?

Good ventilation that clears steam and salty air, plus materials chosen for the coast. Marine-grade stainless fixings, solid brass or quality chrome tapware, and hinges and screens rated for coastal use all last longer. Avoid cheap plated accessories, which pit within a couple of years near the beach.
