Local trades in Bondi

Bondi and Bondi Beach are apartment country, with one of Sydney's richest collections of interwar flat buildings, including art deco blocks, plus Federation and interwar houses on the slopes behind the beach. Salt, sand and strata shape most jobs here. This page covers the local heritage controls, coastal wear and how to plan work in tight streets.

Renovating an interwar Bondi flat

Waverley Council takes its interwar flats seriously. Its design guidelines are based on a study of about 600 interwar buildings, which sorted them into six main types. Simple utilitarian and bungalow-style blocks make up 55% of the flats from that period, with art deco and Mediterranean styles adding the landmark buildings. The guidelines work with Part B16 of the Waverley DCP, which covers inter-war buildings.

Along Campbell Parade, the interwar streetscape sits inside the Bondi Beach Urban Conservation Area. Even outside it, council looks at original features when you change a building's front.

  • Face brick, rendered parapets and original steel or timber windows are part of the character.
  • Changing balconies, windows or entries usually needs owners corporation and council approval.
  • Inside your unit, bathroom work that affects waterproofing needs a strata special resolution.

Salt, sand and old concrete

Sea air carries salt well back from the beach. It attacks unprotected steel, cheap fixings, aluminium finishes and the reinforcing steel inside old concrete. In older blocks, that can lead to concrete cancer, where rusting steel swells and cracks the concrete around it, often on balconies, slab edges and awnings.

Ask trades about marine-grade stainless fixings, coatings rated for coastal exposure and how they will treat rust, not just patch over it. Concrete and balcony repairs on common property are usually the owners corporation's job, so talk to your strata manager before booking. Sand also blows into gutters, drains and window tracks, so maintenance here runs more often than inland. Older houses on the slopes behind the beach face the same salt on their roofs, gutters and window frames. Rinsing exposed metal now and then slows corrosion.

Planning work around Bondi parking

Most Bondi streets have resident parking schemes and very little free kerb space. Summer weekends near the beach are the hardest time of all. Trades will need to plan deliveries, skip bins and any scaffold with Waverley Council permits.

  • Book lifts and loading areas with your building manager early.
  • Weekday mornings are usually the easiest time for deliveries.
  • Small apartments benefit from custom joinery designed to use every centimetre.

Common questions

Does my Bondi flat fall under heritage rules?

It might. Some buildings are listed heritage items or sit in the Bondi Beach Urban Conservation Area, and Waverley's DCP has specific controls for inter-war buildings even outside that area. Changes to the front of the building, windows or balconies are most likely to need approval. Check Waverley Council's maps and your strata by-laws first.

What is concrete cancer and why is it common in Bondi?

Concrete cancer is when the steel reinforcement inside concrete rusts, swells and cracks the concrete from the inside. Salt air speeds it up, so older coastal blocks are prone to it, especially balconies and slab edges. It needs proper repair of the steel, not just a patch. Common property repairs usually go through the owners corporation.

When is the best time to schedule trades in Bondi?

Weekdays, outside school holidays and away from summer weekends, are usually easiest for parking and deliveries. Strata by-laws also set the hours when noisy work is allowed. Tell trades your building's rules and the loading options when you describe the job, so the programme and quote reflect them.
