Brick homes from the 1910s to the 1960s
Maroubra's housing came in waves. The Surf Bathers Estate went to auction in 1911 along Torrington Road, the Corso and nearby streets, and council building records from about 1919 to 1921 show brick bungalows and cottages going up across the suburb. After the war came more brick houses, walk-up flats and pockets of public housing.
Many of these homes are solid but tired. Owners often face the same choice: renovate the kitchen, bathroom and roof, or start again. Our knock-down rebuild vs renovate guide explains how to weigh it up.
- Restoring or replacing terracotta tile roofs
- Replacing weathered aluminium or timber windows
- Updating original kitchens and bathrooms
- Rear extensions and second storeys on bigger blocks
Asbestos in mid-century houses
Houses and flats built or renovated before the late 1980s may contain asbestos. In Maroubra's post-war homes it commonly turns up in eaves, wet-area wall sheeting, vinyl floor tiles, fences and sheds.
- Don't drill, cut or sand old sheeting before it's tested.
- Licensed removalists must handle friable asbestos and larger amounts of bonded asbestos.
- Build testing and removal into the plan for any bathroom, kitchen or demolition job.
Many homes also had wet areas redone in the 1970s and 1980s, so even a bathroom that looks newer can hide old sheeting behind the tiles. Our asbestos removal guide covers the rules and what drives the cost.
Wind, salt and sand at Maroubra Beach
Maroubra Beach faces the open ocean, and homes near it take strong southerly winds and salt spray. Roof sheets, tiles, gutters and fixings wear faster here, and metal that would last for decades inland can rust in a few years. For new work, your builder or engineer will check the site's wind classification, which affects roof tie-downs and bracing.
Much of the land behind the beach is sand, so footings for extensions and decks need an engineer's design. Sand also blows into gutters and window tracks. Maroubra Junction, the shopping centre in the middle of the suburb, has the newest apartment buildings, where owners mostly need strata-approved bathroom, kitchen and flooring work. Common questions
Should I knock down or renovate my Maroubra house?
It depends on the condition of the structure, the block, what approvals allow and your budget. A sound brick house with a tired kitchen and bathroom is often worth renovating. A home with structural problems, extensive asbestos or a poor layout may suit a rebuild. Get an inspection and talk to a designer before deciding.
Does my Maroubra house have asbestos?
If it was built or renovated before the late 1980s, it may. Eaves, wet-area sheeting, vinyl tiles, fences and sheds are common places. You can't tell by looking. Have a licensed assessor or hygienist test suspect materials before any work, and use licensed removalists where the law requires them.
Why do fixings rust so fast near Maroubra Beach?
Salt carried on the wind settles on metal and holds moisture, which speeds up corrosion. Zinc-plated screws, unprotected steel and some aluminium finishes suffer most. Ask trades for marine-grade stainless fixings and products rated for coastal or severe marine exposure, and rinse exposed metal now and then.
