As of October 2026, published cost guides put a standard full bathroom renovation in Sydney at about $15,000 to $40,000, most kitchens at roughly $15,000 to $50,000, and a ground-floor extension at about $2,500 to $5,000 per square metre, according to What’s The Damage and hipages figures reported by Canstar and Savings.com.au. Smaller jobs run from about $150 to $500 for gutter cleaning (Airtasker) up to about $4,500 to $12,650 for a tiled roof restoration. The tables below list every range we publish, with its unit, source and date.

- All figures are indicative only; a written quote after a site visit is the only price that counts.
How much do renovations cost in Sydney in 2026?
It depends on the job. A gutter clean can cost a few hundred dollars, while a second storey can cost hundreds of thousands. This page puts every price range we publish in one place, so you can see the likely spread before you call anyone.
How to read the tables:
- Every figure is copied from a published cost guide, compiled on 20 October 2026. We have not added our own estimates.
- Each row names its source and the date that source gives. Some sources are a few years old, and we say so.
- What’s The Damage Sydney figures include GST. Other sources do not always say.
- "National" means an Australia-wide figure. Sydney prices often sit higher.
- The Notes column points to our detailed guide or service page for that job.
These are not MyTradeCrew prices and they are not quotes.

What drives renovation costs in Sydney?
Scope is the biggest driver, then the site and the finishes. These factors come up again and again in the cost guides we cite:
- Layout changes: moving plumbing, walls or drainage costs far more than keeping things where they are.
- Size: bigger jobs cost more in total, but small jobs often cost more per square metre because set-up costs are fixed.
- Materials and finishes: stone versus laminate, or spotted gum versus treated pine, can double an item’s price.
- Height and access: What’s The Damage says a two-storey home adds roughly 15% to 25% to a roof restoration for access and scaffolding.
- Site conditions: slopes, rock, clay soils, tight side paths and poor drainage add labour.
- The age of the home: houses built or renovated before 1990 may contain asbestos, and hidden water damage is common once old tiles come off.
- Approvals and professionals: certifier, council, engineering and soil report fees are often left out of quotes.
- Apartments: lift bookings, parking, protecting common areas and set work hours add cost.
Why do renovation cost ranges vary so much?
Because the sources measure different things. A range is a summary of many jobs, not a price for yours.
- Scope: one guide’s "restoration" or "renovation" may include more work than another’s.
- Location: national figures often run below Sydney figures. Our kitchen and driveway tables show this clearly.
- Date: some sources are from 2023, while others were verified this month.
- Units: per job, per square metre, per lineal metre and per hour can’t be compared directly.
- Tax: What’s The Damage Sydney figures include GST. Others may not say.
When sources disagree, we show both rather than averaging them. Treat the gap as a sign of how much your own job could vary.
How do I calculate my renovation cost?
There is no reliable one-click renovation cost calculator, because every home is different. You can still build a sound budget range from the tables above in a few steps.
- Write down the scope: which rooms, what stays, what moves and which finishes you want.
- Find the matching row above, and note its unit: per job, per m², per lineal metre or per hour.
- Measure your job in the same unit, then multiply by the low and high figures to get a range.
- Add the extras listed in the Notes column and our detailed guides, such as removal, approvals, engineering or asbestos testing.
- Add a buffer for surprises. Three Birds Renovations suggests setting aside 10% to 20%.
- Check which NSW rules apply. Over $5,000 you need a written contract, and over $20,000 your builder needs HBC cover.
- Get written quotes from licensed trades to replace your estimate with real prices.
Example of the arithmetic: 20 metres of zincalume quad gutter at $40 to $70 per metre (Yakka Labour) gives $800 to $1,400 for the gutter alone. Downpipes, removal of the old gutters and any fascia repairs come on top. This is a planning figure, not a quote.
How do I get accurate renovation quotes?
Give every trade the same written brief and ask for an itemised written quote after a site visit. The NSW Government suggests giving at least three contractors the same information, listing brand names and models, and attaching plans.
- Ask each trade to mark items as included, excluded or an allowance.
- Ask how each allowance (prime cost item or provisional sum) was worked out.
- Ask what happens if they find hidden damage, rock or asbestos.
- Get every change agreed as a signed written variation.
- Check the licence and, for work over $20,000, the HBC certificate before you pay.
In NSW the deposit can be no more than 10%, and on work over $20,000 the builder cannot take any money until they have given you a Home Building Compensation certificate.
Our guides on choosing a builder (/guides/how-to-choose-a-builder-sydney/), comparing quotes (How to compare renovation quotes without missing the expensive bits) and home warranty insurance (Home Warranty Insurance NSW: How to Check HBC Cover) go into more detail.

Frequently asked questions
Are renovation costs higher in Sydney than the national average?
Often, yes. In the guides we cite, What’s The Damage’s Sydney ranges for kitchens, bathrooms and driveways sit above the national figures from hipages and the same publisher’s Australia-wide guide. An older Airtasker guide also expected NSW bathroom costs to run about 5% to 15% above the national average. Use Sydney figures for a Sydney budget where they exist.
Do these renovation prices include GST?
The What’s The Damage Sydney figures say they include GST. Other sources, such as Airtasker, Canstar and Budget Direct, do not always say. When you compare a quote with these ranges, check whether the quote is shown with or without GST. NSW contract and licence thresholds of $5,000 and $20,000 are measured including GST.
How much contingency should I add to a renovation budget?
Three Birds Renovations suggests setting aside 10% to 20% for surprises. Older homes need more care, because hidden water damage, old wiring or asbestos often shows up only once walls, floors or tiles come off. Keep the buffer separate from your quote so you know what is left.
What is a prime cost item or provisional sum in a quote?
A prime cost (PC) item is a placeholder amount for something you have not chosen yet, such as tapware or tiles. A provisional sum is an estimate for work that can’t be priced exactly yet. If the real cost is higher, your final price goes up, so ask how each amount was worked out.
How current are these renovation prices?
We compiled this page on 20 October 2026. Each row shows the date its source gives, from 2023 to October 2026. Prices change over time, and older figures may be lower than current quotes. Check the date in each row, and always rely on a written quote for your actual job.
