Handyman services in Penrith

Handyman jobs in Penrith and the outer west tend to follow the age of the house: brick-veneer and fibro homes from the 1960s to 80s in St Marys, Kingswood and Emu Plains, and newer project homes in Glenmore Park, Jordan Springs and Caddens. Here is what local homes usually need, where the licence line sits, and how to brief the crew.

Quick answer

A handyman in Penrith can usually handle small repairs, doors, patching, fixtures and flat-pack in one visit, and in NSW most odd jobs worth $5,000 or less including GST don't need a contractor licence. Electrical, plumbing, gas and air-con work always needs a licensed trade, and in older fibro homes nobody should drill or cut until suspected asbestos has been checked.

What Penrith homes usually need fixing

Older streets in Penrith, St Marys, Kingswood, Cambridge Park and Emu Plains are mostly single-storey brick-veneer and fibro homes built from the 1960s to the 1980s. The usual list is wear and tear: doors that drag or won't latch, worn hinges and handles, cracked plaster at the cornices, torn fly screens, sliding door rollers that have given up and towel rails working loose from the wall.

Much of the area sits on Cumberland Plain clay that swells after rain and shrinks in dry spells. That movement is a common reason a door sticks in summer and frees up in winter, and why the same cornice crack keeps coming back after it is painted. A handyman can plane a door, move a strike plate or patch a crack. A crack that keeps widening, or runs diagonally from the corner of a door or window, deserves a structural look before anyone fills it.

In Glenmore Park, Jordan Springs, Caddens and Orchard Hills, project homes from the late 1990s onward bring a different list: hollow-core doors and door stops that break, toilet-roll holders and towel rails pulling out of plasterboard, wardrobe doors off their tracks, and TV mounts, shelves and blinds in a new build. Most of these need the right plasterboard anchor or a stud, not just a longer screw.

Summers are hard out here. Penrith Lakes reached 48.9°C on 4 January 2020, the highest temperature recorded in the Sydney basin according to the Bureau of Meteorology, so outdoor jobs like gate latches, fence palings and shade sail fittings are best booked for a cooler morning.

Councils, licences and asbestos in the outer west

Penrith City Council covers Penrith, St Marys, Emu Plains, Glenmore Park and Jordan Springs, while Mount Druitt and the suburbs east of Ropes Creek sit with Blacktown City Council. Ordinary repairs don't need council approval. Council rules come in when a small job grows into a carport, deck or new fence, especially on flood-affected land near the Nepean River or South Creek.

In NSW, residential building work worth more than $5,000 including GST needs a contractor licence, and electrical, plumbing, drainage, gasfitting and air-conditioning or refrigeration work needs the right licence whatever it costs. A good handyman tells you which items on your list belong with a specialist. Our handyman licence guide explains where the line sits.

Many homes in St Marys, Penrith and Mount Druitt have fibro walls, eaves, sheds or bathroom linings. SafeWork NSW says any home built or renovated before 1990 could contain asbestos. Don't let anyone drill, cut or sand fibro to fit a sensor light, camera or bracket until the material has been checked.

What to tell the crew when you ask for quotes

Write a numbered list of every job with a photo of each, and group them into one visit to make the most of any minimum charge. Say roughly when the house was built, whether the walls are brick, plasterboard or fibro, and who is supplying parts. If the house is less than a few years old, check first whether a fault is a builder's defect covered by the statutory warranties.

Rates depend on the list, travel and materials, so we don't publish local prices. Our handyman rates guide covers what Sydney handymen charge, and the main handyman services page has a scope checklist. For other local jobs, see trades in Penrith and the West. When you're ready, describe the job to MyTradeCrew and we'll send it to up to three vetted local trades from our crew, who quote you directly.

Common questions

Why do my doors stick every summer in Penrith?

Often because the house is moving slightly. Much of the outer west sits on reactive clay that shrinks in dry, hot weather and swells after rain, which pulls door frames out of square. A handyman can plane the door or adjust the hinges and strike plate. If cracks are also growing around doors and windows, get a structural assessment before patching.

Can a handyman hang a TV or shelves in my new Jordan Springs home?

Usually, yes. Most newer homes have plasterboard on timber or steel studs, so the handyman will find the studs or use anchors rated for the load. Heavy TVs and wall units should go into studs or added noggins. Mention the TV size and wall type, and whether cables need hiding, because new power points are electrician work.

Does a handyman need a licence in Penrith?

Not for most odd jobs. In NSW a contractor licence is needed for residential building work worth more than $5,000 including GST. Electrical, plumbing, drainage, gas and air-con work needs a licence at any value. Ask for proof of public liability insurance either way, and check any licence number on the NSW Government licence check.

Is it safe to drill into my fibro house?

Not until you know what the fibro is made of. SafeWork NSW says homes built or renovated before 1990 could contain asbestos, and drilling, cutting or sanding it can release fibres. Have the material assessed or tested first. If it does contain asbestos, removal is a job for a licensed asbestos removalist, not a handyman.
