From cottages to villas and units

Merrylands grew around its railway station, and many shopfronts on Merrylands Road near the station are Art Deco buildings from the 1930s and 40s. Behind the town centre, post-war streets of brick and fibro cottages have been steadily replaced by villa units, townhouses and duplexes, with newer apartments close to the station and Stockland Merrylands.

That mix means three different kinds of job:

  • Older houses: bathroom, kitchen and laundry renovations, often with asbestos to manage first.
  • Villas and townhouses: usually strata, so exterior work and wet areas need owners corporation approval.
  • Apartments: work inside the unit, with lift bookings and set work hours.

Cumberland council rules and flood mapping

Merrylands was part of Holroyd City Council until May 2016, when it became part of the new Cumberland City Council. Older paperwork may still say Holroyd. Since 5 November 2021 planning rules have come from the Cumberland LEP 2021 and Cumberland DCP 2021, which replaced the old Holroyd plan.

Council is carrying out a NSW Government-mandated overland flood study across the Duck River, Duck Creek and A'Becketts Creek catchments, which take in Merrylands, Granville and Guildford. Overland flow happens when stormwater pipes can't cope and water runs across streets and yards. Low-lying lots may already have flood mapping, and the new study could change it. A Section 10.7 certificate shows what applies today.

What Merrylands homeowners ask trades for

Typical requests are bathroom renovations in original 1950s and 60s bathrooms, laundry renovations, kitchen renovations, concrete driveways to replace cracked strip driveways, and fence installation on front and side boundaries. Reactive clay is common, so driveways and paths need a good base and proper joints. If you are replacing an old fence, check whether it is asbestos cement before anyone cuts it. For costs, start with our bathroom renovation cost guide.

Many of the older villa and townhouse complexes are now old enough to need roof, gutter and driveway work across the whole site. That is usually an owners corporation job, paid from the capital works fund, rather than one owner's decision. If you sit on the strata committee, describe the whole scope once and ask quoting trades to price each building separately so owners can compare. For single houses, a rising damp assessment is worth doing before re-rendering older brick walls, as salt and moisture in Western Sydney clay can push through new render within a few years.

Common questions

Is Merrylands in Cumberland or Holroyd council?

Cumberland City Council. Holroyd City Council was merged into Cumberland in May 2016, along with parts of Auburn and Parramatta. Building approvals, driveway crossovers and planning certificates for Merrylands now go through Cumberland, and the Cumberland LEP 2021 sets the zoning and development standards.

How do I know if my Merrylands block gets overland flooding?

Look for signs after heavy rain, such as water running down the driveway or pooling against the house. Then check council flood mapping on a Section 10.7 certificate. Cumberland City Council's overland flood study for the Duck River, Duck Creek and A'Becketts Creek catchments covers Merrylands. A licensed plumber can improve drainage, but floor levels are set by council.

Can I replace an old fibro fence myself?

Not if it's asbestos cement, which many older Western Sydney fences are. Cutting, breaking or water-blasting it releases fibres. Have it tested, and use a licensed asbestos removalist for anything beyond small amounts. Once it's gone, a fencing contractor can install the new fence. Talk to your neighbour first, as dividing fence rules apply.
