Ashfield Federation streets
Ashfield's conservation areas are mostly Federation and interwar. Council describes Tintern Road as dominated by Federation Queen Anne styles, with single-storey brick houses, brush box street trees and wide grassed verges. Federal-Fyle grew mainly from the Federation to the interwar period, and Rose Street came from a 1914 to 1920s subdivision of an old villa estate.
In these streets, original details carry real weight: face brick, terracotta roofs, timber verandahs, leadlight and front fences. Matching them matters when you repair a roof or replace a fence, and changes visible from the street usually need council approval. Look after the street trees and verges when trucks and skips arrive, as council protects them. Hampden and King Streets also mix Federation houses with two-storey interwar flats. Conservation area boundaries don't always follow suburb lines, so check the map for your exact street.
Renovating an Ashfield flat or unit
Ashfield has a lot of older strata. Some two-storey interwar brick flat buildings are even listed as contributing to their conservation area. Post-war walk-ups add many more units.
- Bathroom and kitchen work in a unit needs owners corporation approval. Waterproofing changes usually need a special resolution.
- Check the by-laws for work hours, lift or stair protection and hard-floor rules.
- Timber or tiled floors may need acoustic underlay under your by-laws, to protect the unit below.
- Older walk-ups have no lift, so tiles, vanities and rubbish go up and down the stairs.
- Buildings from before the late 1980s may contain asbestos. See our asbestos removal guide before demolition starts.
Common Ashfield jobs
Federation houses here often need roof restoration on terracotta tiles, rising damp work in solid brick walls and floor sanding. Unit owners mostly ask for bathroom renovations, waterproofing after leaks and kitchen updates. Homes facing Liverpool Road or Parramatta Road often ask about window replacement to cut traffic noise. In a heritage area, ask whether secondary glazing behind the original sashes is an option.
Many Ashfield houses still have features worth keeping, such as pressed metal ceilings, marble fireplaces, tessellated verandah tiles and leadlight. Ask trades how they will protect these during the work, and whether repair is possible before replacement. See the Inner West hub for more.

Common questions
Is Ashfield still run by Ashfield Council?
No. Ashfield Council merged into Inner West Council in 2016. The old Ashfield planning rules were consolidated into the Inner West LEP 2022, and Ashfield's heritage conservation areas carried over. Lodge applications and permits with Inner West Council, and check its current maps for the rules on your property.
Can I change the front fence of my Federation house in Ashfield?
In a heritage conservation area, a new front fence usually needs approval, and council will expect a style, height and material that suits the house and street. Repairing an existing fence like for like is often simpler. Talk to Inner West Council's duty planner or heritage advisor before you order materials.
Do I need strata approval to renovate my Ashfield unit bathroom?
Almost always. In NSW, bathroom work that affects waterproofing is usually a major renovation needing a special resolution at a general meeting. Smaller work may need only an ordinary resolution or none. Read your by-laws and talk to your strata manager first, then share the approval conditions with trades so quotes match.
