Tilers in Penrith are often asked to tile outdoor areas built for heat, replace cracked or drummy floor tiles on moving slabs, and regrout or retile older bathrooms. Outdoor tiling needs exterior-rated adhesives and movement joints, and in NSW tiling or waterproofing over $5,000 including GST needs a licensed contractor.
What Penrith homes need from a tiler
Penrith is one of the hottest parts of Sydney. Penrith Lakes reached 48.9°C on 4 January 2020, the highest temperature recorded in the Sydney basin, according to the Bureau of Meteorology. Tiles in full western sun expand, and outdoor areas laid without proper movement joints or with the wrong adhesive can crack, tent or lift. Dark tiles also get very hot underfoot, which matters around pools and patios.
Reactive Cumberland Plain clay under much of the area moves slabs and footings with the seasons. Cracks that run in a line across a tiled floor often follow a crack in the slab, and drummy tiles can spread where the floor moves. Replacing a few tiles is easy; stopping it happening again may need a look at drainage or the slab.
Brick-veneer and fibro homes from the 1960s to the 80s in Penrith, St Marys, Kingswood and Emu Plains often still have their original bathrooms and laundries. Grout is crumbling, tiles are drummy and silicone has failed. Some older wet areas were lined with fibro sheeting behind the tiles, which may contain asbestos.
In Glenmore Park, Jordan Springs and Caddens, newer homes sometimes show cracked builder-grade tiles or leaking showers within a few years. Check the statutory warranty before paying for repairs.
Common tiling jobs in Penrith and what to check
| Job | Key question | Worth knowing |
|---|---|---|
| Patio, alfresco or pool tiles in full sun | Exterior adhesive and movement joints? | Lighter tiles stay cooler underfoot |
| Cracked tiles in a line across a floor | Is the slab moving? | A structural check may come before retiling |
| Drummy or loose floor tiles | How far has it spread? | A few can be relaid; widespread drumminess may mean retiling |
| Crumbling grout in an older bathroom | Is the membrane sound? | Regrouting won't stop a failed membrane leaking |
| Removing tiles from old fibro walls | Has the sheeting been tested? | Homes built or renovated before 1990 may contain asbestos |
| Cracked tiles in a newer home | Is it a builder's defect? | NSW statutory warranties run 2 or 6 years |

Councils, licences and asbestos
Penrith City Council covers Penrith, St Marys, Emu Plains, Glenmore Park and Jordan Springs, while Mount Druitt and the suburbs east of Ropes Creek sit with Blacktown City Council. Retiling inside a house doesn't need council approval. Homes on flood-affected land near the Nepean River or South Creek that have had water through them may need floors and wall linings checked before retiling.
In NSW, tiling worth more than $5,000 in labour and materials, including GST, needs a contractor licence in the wall and floor tiling class. Waterproofing is its own licence class that follows the same $5,000 rule, and internal wet areas should be waterproofed to AS 3740.
Many older Penrith and St Marys bathrooms and laundries have fibro sheeting behind the tiles. SafeWork NSW says any home built or renovated before 1990 could contain asbestos. Don't let anyone chip, grind or remove tiles from fibro walls until the sheeting has been checked, and use a licensed asbestos removalist if it tests positive.
What to tell the crew when you ask for quotes
Give approximate square metres, whether it's indoors or outdoors, and which way an outdoor area faces. Say what's there now, the rough age of the house, and whether walls are fibro, brick or plasterboard. Mention cracks, drummy tiles, leaks or any flood history.
We don't publish local prices. Our tiling cost per m² guide shows what Sydney tilers charge, and our guide to tiling over existing tiles explains when that works. The main tilers page has a scope checklist, and trades in Penrith and the West covers other local work. When you're ready, describe the job to MyTradeCrew and we'll send it to up to three vetted local trades from our crew, who quote you directly.
Common questions
What outdoor tiles suit Penrith's heat?
Choose porcelain rated for exterior use, in a lighter colour if it's in full sun, with a slip rating suited to wet outdoor areas. Just as important is how it's laid: exterior-rated adhesive with full coverage, falls to drains, and movement joints around the edges and across large areas so the tiles can expand without cracking.
Why do my floor tiles keep cracking?
In the outer west, the usual suspects are slab movement on reactive clay, missing movement joints and poor adhesive coverage. If cracks follow a line, the slab may have cracked underneath. A tiler can replace the damaged tiles, but if cracking keeps spreading, check drainage around the house and get a structural opinion.
Can I just regrout my old bathroom?
If the tiles are firmly stuck and the shower doesn't leak, regrouting and resealing can freshen it up. If tiles are drummy, water is getting into walls or the room below, or the bathroom has never had a membrane, regrouting won't fix it. In older homes, check fibro wall linings for asbestos before any tiles come off.
Does a tiler need a licence in Penrith?
Yes, for residential tiling worth more than $5,000 including GST, in the wall and floor tiling class. Waterproofing is a separate licence class with the same threshold. Check the licence number and class on the NSW Government licence check, and get a written contract for any job over $5,000.
