A suburb of apartments, so strata comes first

Macquarie Park was rezoned for industry and offices in the 1960s and only became its own suburb, split from North Ryde, in 1999. Most of its homes are apartments built around the Herring Road precinct and the Metro stations at Macquarie Park, Macquarie University and North Ryde. Since 27 November 2024, the NSW Government's Macquarie Park TOD rezoning has been in effect, with capacity for about 9,600 more homes.

For an apartment owner, nearly every job starts with the owners corporation:

  • Cosmetic work, such as painting inside, usually needs no approval.
  • Hard floors and kitchen changes are usually minor renovations needing a general resolution.
  • Work involving waterproofing, such as a bathroom rebuild, is a major renovation needing a special resolution.

Defects, leaks and newer buildings

Newer buildings bring their own issues. Leaking showers and balconies are common strata complaints, and a leak into the unit below quickly becomes a dispute. If your building is still within the NSW statutory warranty periods, 6 years for major defects and 2 years for other defects, talk to your strata manager before arranging repairs so you don't affect a claim.

After the warranty period, a bathroom waterproofing specialist can find the source of a leak, and water damage restoration trades can dry and repair the area. Our leaking shower repair guide explains the usual causes.

Keep records. Photos, dates, the strata manager's emails and any trade reports help if a defect claim or insurance claim follows. For strata committees, describing a common-property job once and getting comparable quotes is easier when the scope is written down first.

Access, parking and timing

Trades can't just pull up out the front. Most buildings need a loading dock or lift booking, set work hours, floor and lift protection, and proof of insurance. Street parking near the business park and university is tight and often time-limited. Tell quoting trades your building's rules up front.

Bushland along the Lane Cove River and Shrimptons Creek borders parts of the suburb, and properties on those edges may be on the City of Ryde's bush fire prone land map. Common jobs are bathroom renovations, tilers, timber floor installation, custom joinery for built-in wardrobes and handyman work for small repairs.

Common questions

What approval do I need to renovate my Macquarie Park apartment bathroom?

A bathroom rebuild involves waterproofing, so under NSW strata law it is usually a major renovation. That needs a special resolution at a general meeting of the owners corporation, and often a by-law setting out who maintains the work. Allow time for this, and give the strata manager your trade's licence, insurance and scope before the meeting.

My new apartment shower leaks. Who fixes it?

If the building is still within the statutory warranty period, the builder or developer may be responsible. In NSW that's 6 years for major defects and 2 years for other defects, counted from completion. Report it to your strata manager in writing first. After that, the lot owner or the owners corporation arranges repairs, depending on whether the problem is in common property.

Can trades park at my Macquarie Park building?

Usually only by arrangement. Most buildings require a booking for the loading dock or visitor parking, and street parking nearby is limited and often time-restricted. Ask your building manager about trade access, lift protection and permitted work hours, then pass the rules on to the trades who quote.
