Two councils split by Victoria Road
Gladesville is shared by the City of Ryde and Hunters Hill Council, with Victoria Road forming much of the boundary. Some properties on Victoria Road itself sit on the Hunters Hill side. The two councils have very different heritage settings. Hunters Hill lists more than 500 local heritage items and seven conservation areas, including Gladesville Village. On the Ryde side, the Tyrell Street conservation area was added in November 2020.
Check your rates notice, then the right plan: Ryde LEP 2014 or Hunters Hill LEP 2012. Heritage controls can affect windows, roofing, fences and additions.
On the Hunters Hill side, the Gladesville Village Centre along Victoria Road has its own chapter in the council's development control plan, with extra detail for heritage items and conservation areas in the centre. Shop-top units and older houses there may need heritage-sympathetic paint colours, signage and window details. On the Ryde side, the Ryde DCP applies. If your property is close to the boundary, a quick call to the duty planner can confirm which controls you are under before you commission plans.
Sandstone slopes down to the river
Much of Gladesville falls towards the Parramatta River and Glades Bay, with sandstone close to the surface. Steep blocks mean stepped footings, rock excavation and retaining walls are common, and machinery access can be hard. Heritage-listed places include Gladesville Bridge, The Priory on Manning Road and many buildings of the former Gladesville Hospital.
Glades Bay Park has Aboriginal rock carvings and grinding grooves, a reminder that excavation near the foreshore can uncover sites protected by law. The City of Ryde's Parramatta River sub-catchments study includes Gladesville and Tennyson Point, so low streets near the water can carry flood mapping.
Typical Gladesville jobs
- Retaining walls and deck builders on sloping blocks, often with rock to cut.
- Bathroom renovations and kitchen renovations in interwar homes.
- Roof restoration on terracotta and slate roofs, where heritage-sympathetic materials may be needed.
- Window replacement to cut traffic noise along Victoria Road. See our retrofit double glazing guide.
Victoria Road has clearways at busy times, so deliveries and skips usually need to come from side streets. Mention this when you describe the job.

Is my Gladesville home in Ryde or Hunters Hill council?
It depends which side of the boundary you're on. Victoria Road forms much of the line, but some Victoria Road properties are on the Hunters Hill side. Your rates notice or a Section 10.7 certificate will confirm it. The difference matters, because Hunters Hill has extensive heritage controls and each council applies its own LEP and DCP.
Do I need approval for a retaining wall on my sloping Gladesville block?
Low walls that meet every NSW exempt condition may not, but most walls on steep Gladesville blocks are taller or close to boundaries and need engineering and approval. Rock excavation can affect neighbours, so dilapidation reports are common. Check with your council, and see our retaining wall cost guide.
Will double glazing cut Victoria Road noise?
It can help a lot, especially with well-sealed frames, laminated or thicker glass and careful installation. Sealing gaps around frames and doors matters too. In a heritage conservation area, new frames may need to match the original style. Our double glazed windows cost guide covers the price drivers.
