Salt Pan Creek and the Punchbowl catchment
Parts of Punchbowl drain south toward Salt Pan Creek, a tributary of the Georges River. The Salt Pan Creek Flood Study (2011) and a later floodplain risk management study cover the part of that catchment draining Punchbowl and Riverwood. Council also has a Punchbowl catchment flood study covering parts of Punchbowl, Mount Lewis and Greenacre.
Salt Pan Creek drains parts of the former Bankstown, Hurstville and Canterbury council areas, so its flood studies were split between councils before the 2016 mergers.
- Lots on a mapped flow path may need raised floor levels and open fencing for new work.
- Paving a backyard changes runoff, so ask trades about drainage for concrete driveways and patios.
- Your Section 10.7 certificate says whether flood controls apply.
Mixed-age homes: what to check before you renovate
Punchbowl grew around the Bankstown railway line, so its streets mix Federation and Art Deco era homes with post-war houses and, since around 2000, flats, townhouses and new detached homes.
- Older homes may have original terracotta roofs, timber floors and lead paint. Townhouses often come with strata or community title rules.
- Additions, eaves and wet-area walls built before 1990 may contain asbestos, so test before demolition.
- On clay soils, cracked brickwork and sticking doors can point to footing movement. Get an engineer's view before choosing underpinning or a cosmetic fix.
- Some Art Deco era homes have rendered brick, curved corners and metal-framed windows; matching render and window profiles takes a specialist.
- Townhouse complexes built since 2000 may have defect claims or building bond matters open, so ask the strata manager first.
Access during the Metro works
Punchbowl station, on the Bankstown line since 1895, closed in September 2024 for conversion to Sydney Metro. With Canterbury Road and Punchbowl Road as the main road links, works and replacement buses can slow access around the station.
- Mention your street when you describe the job so trades can plan deliveries and skip bins.
Popular jobs include kitchen renovations, bathroom renovations, fence installation and concrete work. Compare prices with our renovation quotes guide.
- Rear extensions on clay soil need soil testing and engineered footings; see home extensions.
- For a carport on a narrow lot, check setbacks first using the carport approval guide.

Is Punchbowl flood-prone?
Some parts are. Land near Salt Pan Creek and along overland flow paths has been mapped in the City of Canterbury Bankstown's flood studies, including the Salt Pan Creek and Punchbowl catchment studies. A Section 10.7 planning certificate tells you whether flood controls, such as minimum floor levels for new rooms, apply to your property before you plan anything.
Can I knock down and rebuild in Punchbowl?
Often, yes, either as complying development through a private certifier or by development application to the City of Canterbury Bankstown. Flood controls, heritage items and lot size affect which path you can use. Older houses may contain asbestos, which must be removed safely before demolition. Our knock-down rebuild vs renovate guide covers the trade-offs.
What should a concrete driveway quote include?
Removal of the old slab, base preparation, slab thickness and reinforcement, the finish, control joints, drainage and the council crossover where the driveway meets the footpath. Council usually needs an application for work on the kerb and footpath. Ask how stormwater will be directed away from the house, especially on lots with overland flow.
