Carpenters in Penrith are most often asked to repair termite- or rot-damaged timber, restore or replace sun-worn decks and pergolas, hang and replace doors, and fit out renovations. In NSW, carpentry over $5,000 including GST needs a licensed contractor, and older fibro homes should be checked for asbestos before walls or eaves are cut.
What Penrith homes need from a carpenter
Most older homes in Penrith, St Marys, Kingswood, Cambridge Park and Emu Plains are brick veneer: a timber frame behind a single skin of brick. That frame, the roof timbers and timber floors can be attacked by termites without much showing on the surface. Carpenters here regularly replace damaged skirting, door frames, wall studs and floor timbers once the termites have been treated.
The heat is hard on outdoor timber. Western Sydney summers run much hotter than the coast, and decks, pergolas, fences and gates in full western sun dry out, split, cup and lose their finish fast. Re-fixing lifted boards, replacing split ones and re-oiling are common jobs, and when a deck is replaced, board choice and spacing matter more here than near the coast.
Reactive Cumberland Plain clay moves door frames out of square, so sticking doors are a constant request. In Glenmore Park, Jordan Springs, Caddens and Orchard Hills, newer project homes bring upgrades: solid-core doors, better wardrobes and shelving, new skirting when floors change, and timber screens for outdoor areas. Larger blocks across the region also mean granny flats and extensions with framing and fit-out work.
Common carpentry jobs in Penrith and who should do them
| Job | Who usually does it | Worth knowing |
|---|---|---|
| Termite-damaged frames, skirting or floors | Pest technician first, then carpenter | Structural damage may need a builder or engineer |
| Split, cupped or loose deck boards | Carpenter | Check joists and fixings at the same time |
| Sun-worn pergola or deck rebuild | Deck builder or pergola builder | New structures may need approval |
| Sticking or dropped doors | Carpenter or handyman | Seasonal sticking points to clay movement |
| Removing an internal wall | Builder, with engineering | Load-bearing walls need a design first |
| Cutting into fibro walls or eaves | Check for asbestos first | Homes built or renovated before 1990 may contain it |
| Sheds and carports | Builder or carport builder | Not covered by the carpentry licence class |

Councils, flood areas and licences
Penrith City Council covers Penrith, St Marys, Emu Plains, Glenmore Park and Jordan Springs, while Mount Druitt and the suburbs east of Ropes Creek sit with Blacktown City Council. Like-for-like repairs don't need approval. A new deck, pergola or extension may, and low-lying land near the Nepean River and South Creek is mapped as flood-affected, which can change floor levels and materials for new work.
Homes that have been flooded may have hidden damage to timber floors, wall frames and door jambs. Tell the carpenter if the house has had water through it.
In NSW, carpentry worth more than $5,000 in labour and materials, including GST, needs a contractor licence and a written contract. Many St Marys and Penrith homes have fibro walls, eaves or wet-area linings, and SafeWork NSW says any home built or renovated before 1990 could contain asbestos. Have it checked before anyone cuts, drills or removes it.
What to tell the crew when you ask for quotes
Describe the house type and rough age, and send photos of the damage and the area around it. Mention any termite inspection report, any flood history, and whether the walls are brick, plasterboard or fibro. For decks and pergolas, say which way they face and how old they are.

Common questions
Can a carpenter fix termite damage in my Penrith home?
Yes, but only after the termites have been dealt with. Have a licensed pest management technician inspect and treat first. Then a carpenter can replace damaged skirting, frames and floor timbers. Termites can hollow out framing that looks fine on the surface, so badly damaged studs, joists or bearers may need a builder or engineer to set the repair.
Why is my deck splitting and cupping?
Strong western sun and big swings between hot days and cool nights dry timber out quickly, especially if the finish has worn off. Boards laid too tight, or with poor ventilation underneath, also cup. A carpenter can replace damaged boards and re-fix the rest, and regular oiling helps. If the frame is soft, a rebuild may be better.
Can a carpenter remove a wall in my brick-veneer home?
A carpenter can do the framing, but first you need to know whether the wall is load-bearing. That usually means a builder and an engineer's design, and work over $5,000 including GST needs a licensed contractor. In a pre-1990 home, check the wall linings and any fibro for asbestos before demolition starts.
Does a carpenter need a licence in Penrith?
Yes, for residential work worth more than $5,000 including GST. In NSW the carpentry licence class covers framing and fixing doors, windows, stairs, floors and cladding, but not sheds, garages, carports, plasterboard or slabs. Check the licence number and class on the NSW Government licence check before you sign a contract.
