As of October 2026, Sydney demolition contractors publish about $15,000 to $45,000 to demolish a typical single house, and up to $55,000 or more for a large double-storey home, before asbestos, slab or pool removal. What’s The Damage puts demolition alone at about $15,000 to $40,000. Older national figures from Airtasker (August 2024) are lower, so compare itemised quotes.
- Small single-storey houses under 150 m² cost about $15,000 to $22,000 to demolish, according to two Sydney contractor guides (2026).
- Double-storey homes run about $32,000 to $55,000, per Direct Demolition (March 2026).
- Asbestos, slab removal, pools, tree removal and traffic management are usually priced as extras.
- In NSW, no demolition licence is needed for structures under 6 metres, unless machinery works on a suspended floor or other licence conditions apply.
- The physical knock-down usually takes days, not weeks, once approvals and disconnections are done.
How much does it cost to demolish a house in Sydney?
Most single houses in Sydney cost about $15,000 to $45,000 to demolish in 2026, based on price guides published by Sydney demolition contractors. Double-storey and heritage hand-demolition jobs can cost much more. These figures usually exclude asbestos, slab and pool removal.
| House type | Gabrael (updated Oct 2026) | Direct Demolition (Mar 2026) |
|---|---|---|
| Small single storey, under 150 m² | $15,000 to $22,000 | $15,000 to $22,000 |
| Average single storey, 150–250 m² | $22,000 to $30,000 | $20,000 to $32,000 |
| Large single storey, 250–350 m² | $30,000 to $38,000 (incl. double storey) | $28,000 to $42,000 |
| Double storey, 200–350 m² | $30,000 to $38,000 (grouped with large homes) | $32,000 to $55,000 |
| Very large, complex or heritage | $38,000 to $45,000+ | $45,000 to $90,000+ (heritage or hand demolition) |
Direct Demolition prices include GST and exclude asbestos, slab and other extras. Gabrael groups double-storey homes with large houses and says the top band has no fixed maximum. Both are contractors’ published guides, not quotes.
National figures differ. What’s The Damage puts demolition alone at about $15,000 to $40,000. Airtasker’s guide, last updated in August 2024, gives $12,000 to $40,000 nationally and $11,000 to $17,500 for Sydney, with an average of about $80 per m². Its Sydney range is lower than the 2026 contractor guides, so treat it as dated.
Most Sydney contractors quote a whole-job price rather than a rate per square metre, because access, materials and extras change the price more than floor area does.
What affects the cost of demolishing a house?
These are the items that move the price most:
- Size and storeys: bigger and taller homes take longer and create more waste.
- Materials: brick and concrete weigh more and cost more to cart away than timber or fibro.
- Asbestos: often the biggest variable in older Sydney homes (see below).
- Access: narrow blocks, steep driveways and busy roads may need smaller machines, traffic control or hand work.
- What stays and what goes: slabs, footings, pools, garages, sheds, driveways and trees all add work.
- Heritage or hand demolition: careful dismantling is slower and costs more.
What extra costs should you budget for?
Quotes for “house demolition” often cover only the house. Ask for these items to be listed separately.
| Extra | Published range | Source |
|---|---|---|
| Asbestos, small bonded items | $2,000 to $5,000 | Direct Demolition, March 2026 |
| Asbestos, standard fibro house | $5,000 to $12,000 | Direct Demolition, March 2026 |
| Asbestos, heavily contaminated property | $12,000 to $25,000+ | Direct Demolition, March 2026 |
| Slab removal, about 100 m² | $5,000 to $12,000 | Direct Demolition, March 2026 |
| In-ground pool removal | $8,000 to $18,000 | Direct Demolition, March 2026 |
| Service disconnections | $400 to $1,200 each | Direct Demolition, March 2026 |
| Traffic management | $1,500 to $4,500 per day | Direct Demolition, March 2026 |
| Significant tree removal | $1,500 to $8,000 per tree | Direct Demolition, March 2026 |
Friable asbestos is quoted separately and needs a Class A licensed removalist. Council, certifier and utility fees vary and are not included.
Tree removal may need council approval, so check your council’s tree rules before you plan it.
Do you need approval to demolish a house in NSW?
Yes. Demolishing a house in NSW needs approval, either a complying development certificate (CDC) or a development application (DA). Only low-impact minor structures, such as a qualifying deck or carport, can be demolished as exempt development.
- A CDC can be issued by your council or a registered certifier if the site meets the Demolition Code in the Codes SEPP.
- Heritage items and most houses in heritage conservation areas need a DA.
- Under a demolition CDC you must notify your neighbours before work starts.
- The Planning Portal says demolition must follow Australian Standard AS 2601.
If you are rebuilding, the demolition is often approved together with the new home. Our knock down rebuild vs renovate guide covers that decision.
Does a demolition contractor need a licence in NSW?
It depends on the structure. Service NSW says no licence is needed to demolish buildings under 6 metres high, as long as no licence conditions apply. SafeWork NSW says a restricted demolition licence is needed for load-bearing structures between 6 and 15 metres high, or when load-shifting machinery, such as an excavator, works on a suspended floor. Work over 15 metres needs an unrestricted licence.
Licensed demolition work must be notified to SafeWork NSW 5 calendar days before it starts. Asbestos removal needs its own licence (see below).
Licence check: look up every contractor on the NSW Government’s free licence check (verify.licence.nsw.gov.au). Make sure the name and licence class match the business on your quote.
How does asbestos change the cost of demolition?
Asbestos NSW says a home built before 1990 is likely to contain asbestos. It must be identified and removed before the house is knocked down. Removing more than 10 m² of bonded asbestos needs a Class B licence, and any friable asbestos needs a Class A licence.
Do not let demolition start on a pre-1990 house until an asbestos survey has been done and any asbestos has been removed by a licensed removalist. Ask for the clearance certificate. Our asbestos removal cost guide explains prices and the NSW rules.
How long does it take to demolish a house?
The physical knock-down usually takes days. Gabrael publishes about 2 to 3 working days for a small house, 3 to 5 for a medium house and 5 to 7 for a large house. Direct Demolition publishes 5 to 10 working days for a standard single storey and 8 to 15 for double-storey or larger homes. Airtasker says the knock-down itself can take a day or two, but planning can take around two months.
Before the machines arrive, allow time for approvals, service disconnections and asbestos removal. Asbestos removal can add 1 to 3 days on site, according to Direct Demolition.
How do you compare demolition quotes?
- Give every contractor the same information: house size, materials, what must be removed and site access.
- Ask whether asbestos, slab, footings, pool, driveway, trees and disconnections are included, excluded or allowances.
- Ask who will do the asbestos removal, and check their Class A or Class B licence.
- Ask who arranges the approvals, neighbour notification and SafeWork notification.
- Ask for the final site condition in writing, for example cleared to natural ground and ready for a builder.
- Get the price, payment stages and start date in a written contract.
What does a demolition quote usually include?
Quotes are set out differently, so ask each contractor to mark every item as included, excluded or an allowance.
Items that are often included:
- Knocking down the house and carting away the rubble.
- Removing internal fittings, such as kitchens, bathrooms and carpets.
- Site fencing and basic dust control during the work.
- Leaving the site level and clear of building debris.
Items that are often excluded or priced separately:
- Asbestos testing, removal and the clearance certificate.
- The slab, footings, driveway, paths and retaining walls.
- Pools, garages, sheds and granny flats.
- Trees and stumps.
- Council, certifier, road-occupancy and utility fees.
How can you keep demolition costs down?
- Get the asbestos survey done early, so every quote prices the same scope.
- Combine jobs: removing the house, garage, pool and slab in one visit can save on machinery and transport.
- Clear the house of furniture, rubbish and personal items before the crew arrives.
- Ask whether reusable materials, such as bricks, timber or steel, reduce the price.
- Book disconnections well ahead, so the crew is not kept waiting on site.

Frequently asked questions
How much does it cost to demolish a fibro house in Sydney?
Gabrael’s 2026 guide puts a small single-storey fibro or weatherboard house under 150 m² at about $15,000 to $22,000. Fibro homes often contain bonded asbestos, which Direct Demolition prices at about $5,000 to $12,000 for a standard fibro house. Get an asbestos survey before you compare quotes.
Is it cheaper to demolish a weatherboard or brick house?
Lighter materials are generally cheaper to demolish and cart away than brick, which weighs more. Airtasker notes brick usually costs more because of its weight. Asbestos, access and what else must be removed often matter more than the wall material, so compare itemised quotes.
Who disconnects the services before demolition?
Electricity, gas, water, sewer and telecommunications all need to be disconnected and made safe before demolition. Your demolition contractor can usually coordinate this, and a licensed plumber normally caps water and sewer. Direct Demolition lists disconnections at about $400 to $1,200 each.
Can I demolish my own house in NSW?
You still need approval, and asbestos must be handled by licensed removalists when the rules require it. Load-bearing structures 6 metres or higher, or work with machinery on a suspended floor, need a SafeWork NSW demolition licence. Most owners hire a licensed demolition contractor for safety, insurance and waste disposal.
Can I sell materials from my old house before demolition?
Some owners salvage items such as timber, doors, bricks or fittings to reuse or sell. Agree this with your demolition contractor first, as it can change the price and timing. Never salvage materials that might contain asbestos without having them tested first.
